Quaint Quarters in Rose City Park

I’m so honored that Brandon and Sean trusted us with their first home purchase. I know Brandon from years of working in the Portland theatre world. One of my favorite memories is that he called me in to audition to be the guitarist at Portland Center Stage for one of my all-time favorite life experiences, performing in “It Ain’t Nothin But the Blues”. I actually can’t remember doing less in a show, personally. I’m thrilled to have helped Brandon with something unforgettable in his life too. Sitting on an oversized lot right at the base of Rocky Butte, this lovely home is an exquisite blend of style and warmth. From oversized picture windows in the living and kitchen areas to the luxurious bedrooms, things just keep getting better. The home was given all new hardwood floors in December 2020. The backyard is wonderfully spacious and comes with raised beds, vegetable garden, and even a chicken coop–perfect for the urban gardener in all of us. I know Brandon and Sean will make this quite an amazing home for themselves indeed. Congratulations!

Brooklyn to Portland

Andy and Erendira already knew at the beginning of 2020 they were ready for a change from Brooklyn, NY. So fast forwarding a few months, we put their Portland home search in high gear as they were looking to get move from the area pretty quickly. After viewing many properties online and then virtually, I toured a handful of NE Portland homes that seemed to have everything they needed.

But it wasn’t until we branched out their search a bit to Rose City Park, that we came across this one. Warm, inviting, with a large finished basement and a perfect secluded backyard. This was it.

Match Made in Rose City Park!

Occasionally a house built in 1912 needs a little love and it takes just the right person to give it all they’ve got. In this case I got to play matchmaker for my client and we found just the right place for her. Already armed with a Master’s degree she found a passion in old homes and is now a student again and working on her degree in Historic Preservation. She commutes to Astoria weekly and learns about window restoration, stained glass, plaster repair, and so much more. Really, there are few people as perfect to bring this house back to it’s full glory. I am so excited to see the “after” pictures when she is done – it is going to be amazing.

She once shared a favorite quote by an unknown source that really resonates with me, “Old buildings are not ours. They belong, partly to those who built them, and partly to the generations who are to follow us.” May we all be good stewards of the old buildings and keep the history of our city alive.

To every season turn , turn, turn . . . .

Chris, Nicole and five year-old Alma came to us last Spring with fresh enthusiasm as first-time home buyers. Having rented for many years in a home and neighborhood they loved, they had never been super motivated to buy. They had also been intimated by the stories of the “cut throat” sellers’ market of prior years. But, with the start of elementary school for Alma “right around the bend,” they thought the timing was right to make the plunge into home ownership. Unfortunately, despite all of the talk of a cooling market, they found competition at every turn. Turns out they have GREAT taste in homes — they seemed to like the same houses that everyone else did!

Their Summer disappointments were “not for nothing” however. They learned to evaluate their priorities, readjust their expectations, and became experts at acting quickly when a house peaked their interest. We had a feeling that Fall would be the sweet spot for them in terms of timing. With Alma enrolled in Kindergarten at a K-8 school they loved, they could open up their location parameters to include other adjacent neighborhoods with less desirable schools. Moreover, even though there is usually less inventory in the Fall/Winter months, there are usually less active buyers as well, and sellers who weren’t able to sell in the summer are motivated!

In mid-October, we leaned that this DARLING Rose City Park home was going on the market. It was perfect for Chris, Nicole and Alma in all ways — right layout, lovely yard, excellent condition AND in their dream neighborhood. It was literally around the corner from their rental house. They toured it as soon as it hit the market and made an offer right away. Once again, there were multiple offers, but with their summer experience under their belt, Chris and Nicole decisively made the terms of their offer very attractive and wrote a kick-ass letter to the seller about their connection to the neighborhood and what they loved about the house. They stretched their comfort zone in calculated/low risk ways. Their were tears around (realtors included) when we got the word the house was theirs.

Nicole and Alma received the keys to their new home last week. (Chris was at work!) Alma quickly made the house their “home” by placing her artwork on the refrigerator. It was a joyous day indeed, and, while moving during the holidays is less than ideal, their willingness to wait for the right season earned them the house of their dreams!

Congratulations Nicole, Chris and Alma — it was a pleasure guiding you through the seasons!

Buying the house you’ve been renting

Do you want to buy the house you are renting? While sometimes, that is not possible. Your landlord may not be interested in selling due to their own financial plans or needs. However, sometimes the stars align in your favor. If your landlord is interested in selling their property, please be sure to be represented by an agent, even if they don’t want to be. Of all the things you purchase in your life, this is not a time to cut corners-let an agent help you! While you won’t be going on tour, house hunting…you will need an agent to “comp” (perform a price analysis) the house to be sure you are paying a fair market price, represent you, and negotiate for you during the transaction (which is the most important aspect to the entire process). Not sure how to get the ball rolling, connect with Aryne + Dulcinea and they will guide you through.

Family Fixer Dream in Rose City Park

Emily, Daniel and their spunky 3-year old Scout begin renovations today on an old home in Rose City Park. This home is a true diamond in the rough, that I for one cannot wait to see the finished product!

We first started the search for their first Portland home about 4-months ago. They had recently moved from Kansas City after selling their home, which they also bought as a fixer then spent years living in and renovating. They loved the character that the old Portland homes had and knew that they didn’t need (or want) a home that was Instagram ready because they had the skillset and patience to take on a home that needed a little more love. They also knew that it would cost a whole lot less than the ones with the perfect light fixtures and subway tile that were flying off the market in North and Northeast Portland.

Then came the day when this house, being sold by an estate, came on the market just shy of $400k. We all saw what a beauty this home could be, but almost everything about the house, other than the location and floor plan, needed some attention. We toured it multiple discussed the market value, the amount of work and how it could be their future home at length. They wanted house but we all agreed $400k was too rich, even though the listing agent provided us with an appraisal report that valued the home at $390k. So with a carefully crafted offer and negotiation strategy, their offer was accepted for more than $40k less than the list price. And did I mention it had only been on the market 5-days?

A big congratulations to the Hawkins family!

From Raceway to Fairway

Hop in your DeLorean folks because we’re going all the way back to the year 1910. William Howard Taft is president and racing has taken America by storm. The first Indy 500 is still a year away and Henry Ford won’t perfect the automotive assembly line for another three years.

Portland visionary Fred T. Merrill hopes to break into the regional racing circuit by bringing auto, motorcycle, and horse racing to Portland. That year he opens the Rose City Speedway at NE 71st Avenue. Merrill is so sure of his vision that in 1916 he boasts, “There is not a better mile dirt track for auto racing in America than the Rose City Speedway” (Oregonian, 21 May 1916).

No one knows for sure how Merrill could have been so wrong but in 1921 the racetrack closes. Its final event is a staged steam locomotive collision. This last ditch effort to get Portlanders excited about the automotive industry is a failure but another fad is teeing up and about to take off.

That same year, golf-hungry local A.H. Gould is looking for a place to practice his swing. He notices the unused racetrack on one of his daily constitutionals (this is the 1920’s after all) and pin points it as the perfect place to hit some balls. In an act that we’d surely condemn today, he sets fire to the grassy speedway and sets up a modest 9-hole course.

Once the smoke settles, locals are all fore his brilliant idea. Construction begins on a permanent golf club in 1922 and in 1931 the Rose City Golf Course Clubhouse, now on the National Register of Historic Places, is completed.

This public course is now the second oldest in the state of Oregon. Throw your clubs in the trunk and head over for a round of golf. Just be sure to watch your speed.
