Planning to Sell Your Home in 2023?

Selling your home does not have to be stressful and overwhelming. Here are a few tips to help you get started on planning ahead ⤵️

🏡 Understand your local housing market. Take some time to connect with an experienced agent who can talk to you about the potential value of your home and help you decipher the comparable sales in your neighborhood. (It’s not all just about square footage or school zone especially when dealing with older homes that have more unique qualities.)

🏡 When you’re ready, hire a listing agent – but not just any agent. Make sure you work with a knowledgeable realtor who knows about your neighborhood and where you’d potentially want to move, but most important someone you can connect with. Your agent will be your advocate and counsel through an emotional and sometimes complicated undertaking of getting your home sold.

🏡 Set up a realistic listing timeframe. This is key! Selling a home is not a fast or overnight process, it does take time. For example, if your goal is to be on the market by April, you will need at least 2-4 weeks of prep time (sometimes more) depending on the condition of your home.

How to Choose Your Buyer

No doubt it is exciting to receive multiple offers on your home, but when it comes time to actually accept an offer it’s not uncommon for sellers to feel torn or unclear as to which is the best offer for them (it can be different for every seller).

Home offers are hard to interpret so I wanted to offer some helpful tips for when you find yourself in a multiple offer situation (perhaps a Part I?):

—Offer language tells a lot 📝

A purchase offer clearly indicates a buyer’s intentions (along with the more obvious details like if they are qualified, ready to purchase and have a lender in place). In a pool of offers, a realtor with the right skills will identify those that are authentic and well considered.

—The buyer’s agents’ communication style 🗣️

When you sit down with your agent always ask about their take on the agent representing the other party. Communication style, what they say or don’t say, can say a lot about how the transaction can go. Keep your eye out for the agent that will ask well-constructed questions, will make sure to put forth a well-written offer, and educate the buyer about the terms discussed.

—Buyer’s past experience in the market 🏡

Have they been looking for a week or 3 months? Have they had issues with their past offers? Paying attention to details like past contracts, finances, and people involved in the purchase decision gives you a more robust understanding the offer and will help set expectations moving forward.

An Alameda Mansion?

As I came home from work on a rainy Tuesday evening, I couldn’t wait to inform my family that I had successfully negotiated the purchase of one of Alameda’s most noteworthy properties. Collaboration with the other agent was seamless and an honest and transparent approach was well received by the sellers. Just weeks before they had been cut loose by a prior buyer so the initial dialogue was a bit tense, but I turned it around quickly.

That prior buyer’s loss was our gain and after successfully getting through negotiations for my client, my wife and I decided to show the home to our 8 year old daughter. Her reply was hilarious. She said, “That is huge! Is that a mansion?” We quickly told her it was a “Big old house,” and not necessarily a mansion. While I knew the home was special, seeing the awe and shock in an 8 year old’s eyes was priceless.  After many years in this business and many successful negotiations, this will be one that I hold dear.

World Traveler Nesting in Alameda

Doctor Jon is a ninja of keeping the calm as he makes bold strokes. He’s a world traveler, biker, surfer, snowboarder and all around great adventure buddy to be around. It has been such a pleasure getting to know him and work along side him in the process of his home purchase. We knew right away that we liked him when we met at our office for our first meeting.

One of the most important things Jon wanted in a home was a basement where he could utilize the space as a possible ADU or for jam sessions. Something that was partly finished would allow him to complete some sound proofing so he could use his drum set alongside a plethora of other instruments. 

Community was another big factors that brought Jon back to Portland and call it home.

We saw a few homes that Jon was considering, but this one in particular stood out to Jon due to the layout, neighborhood, and being in close proximity to his community. Soon we found ourselves in contract and the nitty gritty of inspections began. 

During inspections there were a few items that came up that Jon was able to navigate with the proper due diligence of researching bids, having contractors give their opinions which ultimately led to Jon receiving a substantial credit due to his hard work and a team effort in negotiating the credit. 

One thing we loved about working with Jon is that he was always cool and level headed when it came to the decision making process, which we believe led to his successful close.

Yesterday was our key hand off day and it felt so good to finally see them in his hands. We couldn’t be happier for Jon. He truly ventured through the home buying journey with success!

Brooklyn ♥︎ Portland

It was raining hard that Saturday, but even under their Pacific Northwest appropriate rain gear, I could see, as the walked up the front steps, Dan and Allison had style. They stepped into the newly revamped mid century ranch I was hosting, careful to shake the drops from their slickers and shoes before crossing into the doorway, and audibly aahhhhed at the beauty of the Alameda home. I greeted them and in just a few minutes, we were connecting like old friends. They had moved to Portland after living some years in Brooklyn, their apartment not far from where I spent my last four years in Red Hook, prior to moving home to our City of Roses.

From their love of food to their eyewear accessories, I knew we were going to have kinship. They were just stopping by the open house, not necessarily home shopping, but curious about the market, content in their current Alberta neighborhood rental. Less than an hour and a half later, I received a call from Dan. They sincerely enjoyed meeting me and would I help them find a house in Portland? It was a match!

I had the delightful joy of helping them over the next few months, taking them to a spectrum of Portland homes, blended in their age and style. Allison wanted something with the charm of Old Portland. Dan needed something very well constructed to ease his nerves about the possible approaching earthquake. We found just what we were hoping for in Beaumont Wilshire, keeping them close in to the amenities of Alberta street which they so love. They’re just the type of people those of us who grew up here, hope for in the folks that move to our beloved city from out of state. They are endlessly kind, attentive to detail, retain a sincere desire to give back and participate in every way possible, care about their impact, and truly adore the chance to involve themselves in their surroundings. Brooklyn is home to many, many magnificent people. I dare to say, I’m delighted Portland has been able to snag these two and give them roots here through the discovery of home ownership and beyond.

Curb Appeal Vol. 11: Portland Neighborhood Spotlight – Alameda

THE HISTORY:

The history of Northeast Portland’s Alameda neighborhood reaches back into the 1850s, when the land was purchased which would ultimately become the Alameda Park subdivision. Today, the neighborhood sits between NE Knott Street and NE Prescott Street.

As a seller, you have the most control and effect over the condition of your home. Condition is one of the top factors in the marketability and sale of your home. Part of the work I do as a real estate agent is to help you prepare your home for the market by providing an extensive “Market Ready Your Home” guide. This guide helps transition your mindset from “This is my home” to “This is a product for sale.” It takes you through each area of your home and provides a checklist on what to do to get your home ready to be marketed, listed, and sold.

One part of this guide covers your home’s functional condition and things that will be addressed during disclosures and inspections. Are there things that need to be fixed? This is not the pretty fun part.

On the flip side, the majority of the guide part talks about your home’s aesthetic condition.  This is the fun part where we basically get to play dress up with your house! What can we do to make the home most appealing to today’s buyers?

Once we factor in costs, time, and ability (who is going to do what), we prioritize both functional fixes and aesthetic updates to create a Market Ready checklist and timeline specific to your home!

Lovely in Alameda

Lovely is defined as “exquisitely beautiful”.  Other synonyms include: beautiful, pretty, as pretty as a picture, attractive, good-looking, appealing, handsome, adorable, exquisite, sweet, personable, charming. 

From start to finish the transaction I just completed putting my wonderful clients into their Alameda home has been “lovely”, from the people to the home itself.  I am an east coast transplant and maintaining my connections to my friends and family has always been a top priority to me.  It was through one of these connections that I met my clients who were moving here from Massachusetts. Once we met in person and I understood where they were looking we began to narrow down their price range and aesthetic.  When a house came on the market that finally met their needs they decided to place an offer, but with humility thought they had no chance against a competing offer that came in at the same time.

When I received the call that the seller had accepted their offer and relayed the message there was genuine surprise on the other end.  The house represented more than just a purchase, but a journey that took two married physicians working in two different cities from the east coast to Portland and finally a home for them and their twin sons.  From beginning to end they have been a joy to work with, and when at the end of the deal the seller offered to give them some furniture my client said “Wow, the sellers seem like really lovely people”.  Somehow that turn of phrase seems like the perfect way to describe my clients, the home, and the couple who have maintained and taken care of this gem and have been so gracious.

Gravelly Hill Road was established by the Bowering Family in 1859. On land claimed by the family, a small community of individuals began to develop on top the large gravel bar formation which spans six miles to Rocky Butte. Fifty years after the Bowering family’s occupation of the area, the Alameda Land Company would develop the exclusionary Alameda Park subdivision, which would later become incorporated into the City of Portland.
