Is the Spring Real Estate Market already here?

It seems like it.

While the data in the graphic above shows low numbers for last month, things have shifted in the last week or two.

Interest rates have already started to go down and it seems like everyone is ready to go back to business as usual now that we all are pretty much recovered from the holiday madness.

With rates making their way down to the mid 6% range (most predict that they should stay in the 6% range and will not go much lower than 5.5% in 2024) many buyers have decided to re-enter or enter the market.

And we are starting to see potential sellers take notice and many are putting their homes on the market now versus waiting for the Spring.

While not everyone is waiting till Spring to make a move, if the activity over the last few weeks is any indicator, we should see a robust real estate market over the next year and certainly in the first half of the year. (We are a bit cautious about predicting high activity in the second half of the year due to the election coming up).

What does this mean if you are thinking of selling? In most cases, you can expect to have motivated buyers ready to buy your home.

However, it is important to note that with our current economy, many buyers are still hesitant when it comes to their spending, so making sure we prep your home well, market it correctly, and price it strategically will be critical.

A good deal of homes are already starting to get multiple offers in today’s market so we will do everything we can to make sure your house is one of those shiny listings everyone wants.

What does this shift in the market mean if you are a home buyer? We will want to be highly strategic in the offers we write and the type of homes we even look at.

If we toured homes in 2023 together the market will be noticeably different. Homes that sat on the market for weeks will now potentially sell in a weekend meaning you will have to make quicker decisions and likely compete with other buyers.

Don’t let this stress you out though. I helped a bunch of buyers (many were first-timers without a lot of cash to throw around) buy homes successfully in the height of the 2021-2022 market and we can do the same for you.

Mid-Century Modern Time Capsule

Have you ever wondered, what is the history of this house? Who designed it, why were some choices made, or who once lived here? I discovered just that with this mid-century modern time capsule in St. Johns, Oregon.

I LOVE history and especially love the hunt for house history. When searching for homes with my clients, I do my research to see what fun tib-bits I can find on the ones they love. While lounging on the couch, I’m a house sleuth online discovering what I can about the history of some of Portland’s finest houses. Sometimes there are some nuggets to be found, but most often a history can be lost if the records we’re not kept by previous owners, or the story of the house wasn’t passed down owner to owner.

I had the incredible opportunity to discover details about this mid-century modern time capsule in North Portland recently, as it was once upon a time in my family. Seeing pictures online from a friend in the industry that went to the estate sale recently, I knew I recognized that carpeted firepit. I sent the picture to my cousin to confirm and yes, this was the house! Putting an alert on the address, I knew it would most likely pop onto the market soon, and once it did, in the door we went.  Turns out, my cousins Grandma Bunnie helped design this beauty back in 1956. There isn’t another like it out there. Over the weekend, we met at the house to explore, reminisce, and tell stories. As houses have so many of them.

This Mid-Century Modern home saw a family grow through almost four generations. Bunnie designed this to fit all of the needs of a large 1950’s family. There are built-ins with drawers and cupboards in nearly every room and hallway, easier to keep the house clean and organized. A once covered outdoor patio was remodeled early on to become an indoor space with the fire pit still intact. Then they added the spiral staircase to get downstairs to the pool/bar room, three other bedrooms, and an incredibly large workshop. There are electrical plugs everywhere, even on the ceiling in some rooms. No need for extension cords! There are two wet bars, one upstairs, one down. With over 5,000 square feet, this two-level mid-century modern home has it all, and has hardly been changed since it was built. There is still the old shag carpet, wallpaper, all the knobs, (there were hundreds, and they’re all the same!). I learned why there are two separate mailboxes, due to Little Bit, the poodle, that would eat the mail if it came through the slot. Why there is a custom switch alarm to lock the house up from the primary bedroom. How the intercom throughout the house was used. So many memories and stories with this one. A true time capsule.

I have a few memories coming here as a young child, playing with my cousins running up and down the spiral staircase, even though we weren’t supposed to, to even finding a hidden box of 1950’s Playboys in the basement! This house had it all. And well, it still does.

0% Down Success Story!

There are lots of great programs out there to help buyers become home owners with a variety of down payment options.  A lender colleague of mine sent me a couple who were using the 0% down program.  It’s a great tool for people who can clearly make a mortgage payment but don’t have a huge savings, so basically MOST people.  The hard part in the Portland market is that you’re competing with multiple offers who usually have large down payments.  The reason why it puts the buyer at a disadvantage is because there are several components to an offer that make it strong.  There’s price, down payment, earnest money deposit, inspection period, closing costs, etc….

From a seller’s perspective, a 0% down payment means that the bank is 100% responsible for the loan if the buyers should stop making their payments.  In a real estate deal, when it’s time for the appraisal they will be looking hard at the house to make sure there’s nothing that might put the bank at risk for taking on 100% of the loan.  What that can translate to is the seller having to make repairs in order for the buyer to get their loan.  Most often a seller will go with not just the highest price but the strongest down payment because it puts them at less of risk.

All that said, it’s a challenge to find a house without multiple offers.  These clients were very specific about what they wanted.  It had to be a 3 bedroom in Kenton or Portsmouth.  We looked at all the old inventory to see if there were any overlooked gems but there wasn’t too much sitting there.  It didn’t take long before a house popped up directly across from my old house in Kenton where my kids live half the time with their other mom.  I happened to know the seller because he was my neighbor for 10 years.  The buyers loved the house and location so we wasted no time getting our offer in.  Miraculously, they accepted it the same day.

The rest was smooth sailing because the hardest part was finding the right house and finding a seller who was willing to work with us.  I thought this process might take months but we were able to find it in a matter of weeks.  Now we have some awesome new queer neighbors and kids across the street.  Congrats Jean and Sarah!!!  Come borrow eggs or butter anytime!

The Relationship Imperative

Hi Readers!

So, I talk a lot about how important TRUST and a RELATIONSHIP is in real estate. Especially when you are navigating uncharted waters during a global pandemic. I’ve noticed, and we’ve talked as a peer group at my brokerage about how important COMMUNICATION is, too.  Lucky for me, I had a trifecta of awesome happen with my sellers Kelli and Lee.

They have purchased with me before in Manzanita, so knew what to expect on the buy side. This time around, they were looking to sell Lee’s first home – one he’d spent 15 years in – and they had outgrown. They wanted to take proceeds from the sale and use it to build and buy a custom home. Yeah, baby! As successful designers, both, they had lovingly updated their existing home to be magazine quality. Like, Magnolia quality. It was so much fun getting this home ready. We went through and created a staging punch list (PS, it’s all their stuff/their design!), and they had 3 weeks to pull everything together. Lee and Kelli also took my advice and had the exterior painted to reflect a modern farmhouse vibe. So good!

They had a financial goal, a stretch goal, and a magic number goal for their sales price. This is where the relationship imperative comes in. We were planning to list in mid-June. Right when the COVID comeback went into effect, and buyers were very active with little inventory to choose from. We had several heart-to-hearts about what the market could, or perhaps couldn’t support for a purchase price, especially since the purchase of their next home depended on what they got for this one. We got everything dialed and I kicked them out (to their gorgeous beach house) to maximize (safe) showing availability. And we chanted the magic number. And I busted my heinie giving the nearly 30 showings and agents access to information to get my sellers the best offer(s) possible.

When my colleague Scott Shoji at Living Room called to ask me about the house, I was so excited. Not just because he’s a wonderful human and a consummate professional, but because his buyer sounded PERFECT. They knew the house was a competitive, multiple offer situation, and they presented an offer to purchase that I kid you not – was the magic number. ✨

I don’t want to get all woo-woo on you, but I will for a second. Thanks. I’m a firm believer that you get what you give. And we put out a lot of energy toward finding the right buyer with a terrific agent. I’m convinced the Universe provided. Some closings are better than others. This one, is one of the good ones. A little over a year since I helped him sell his condo downtown, I got to help my good friend Matt and his partner Libby, on their purchase of this wonderful North Portland Stunner.

They made offers on 3 homes prior to this, all multiple offer situations, all ones they lost out on, with the last one coming close and they were offered back-up position. While waiting for that one to sort itself out, they saw this one hit the market and it spoke to them. A Hallmark Original – Almost

Once upon a time on a beautiful fall Sunday in St. John’s two of my favorite friends were brunching with their folks and wandered into an open house. First time home buyer in a competitive price range

These happy campers relocated from New York less than a year ago. They just closed on the most perfect 1940’s cape cod style home in North Portland. We’ve been on a search for a home under $450k, with character, room to improve, in an up-n-coming neighborhood and close enough commute to Nike. I’d like to say it was an easy search, but this is a popular search for North Portland! We wrote multiple over asking price offers, giving desirable concessions to seller… but lucking out, as runner up or back up offer on these homes. One home in particular, they had their eye on was removed from the market for a month. Although we really wanted to write an offer on that property, the seller had to find a suitable 1031 exchange property on the east coast, while living in the Netherlands. Sound complicated? Yup! We continued to look at other homes and write a few offers in some crazy competitive situations. Sure enough this cute little cape cod came on the market and we had our opportunity again! In a split decision with multiple offers the seller chose an all cash offer, higher than ours, the seller couldn’t refuse the terms. Ugggghhh! We asked to be a back up position and seller chose not to have a back up. All the while I encouraged these two. In real estate, everything happens the way it’s supposed to. Don’t get discouraged.

Two weeks later, I received a call from the cape cod home that the buyer in first position was backing out. Before listing it back on the market, they wanted to know if this buyer was still interested… YES!!! These two were so excited to get into the home they originally wanted. May not have been the way they thought it would happen, but almost always everything happens the way it’s supposed to in real estate. Timing is everything and so is having a professional on your side.

Kristin and Kyle already own a house. Actually, they own 2 houses.

Out of the blue I got a message from them in late February that simply said: “Dreaming of mid-century basements” with a link to a mid-century house in NE Portland.

I called back and asked “Is this you building your real estate empire, or is this just weekend house porn?”

They weren’t looking for a new house, but this one came on their radar and they couldn’t stop thinking about it. They did a couple of drive-bys and then we went to take a look. The home had been on the market for many months and recently had a sale fail. It sits adjacent to I-5, but it’s buffered by landscaping, a sound wall, and a nice fence.

The yard is huge and the mid-century vibe is strong. There’s a huge 2 car garage that’s big enough to house Kyle’s woodworking passion. It even has a garage opener—which they’ve been told means they’ve achieved grownup status and bought a real grownup house. The lower level has a fabulous vintage party room with curved bar, a locked liquor cabinet and a fireplace. It’s the perfect spot for their tiki bar dreams. The kitchen and bathrooms are updated and the bedrooms are big. The living room is perfect for Mad Men style cocktail parties and has a built in sound system.

We looked at the house on a Monday. They lined up their mortgage financing in just a couple of days and we submitted their offer by Wednesday. Fast forward 4 weeks, and Kristin & Kyle moved in to their mid-century tiki bar dream house.

But what about inspections?

Inspections weren’t easy on this one but we made it work. The house had elevated radon levels and we found an old abandoned leaking oil tank in the yard that was still holding 300 gallons of fuel. Those issues have been handled and the happy homeowners are settling in. They are very excited to return to a neighborhood they love within walking distance to Peninsula Park and favorite hot spots. We’re curious what they’ll find when they crack the lock on the old liquor cabinet.

I guess it wasn’t just house porn after all!

I met Rebecca last summer after the closing of “Tangerine Dream”, a house in Alberta Arts where I represented the buyer. Once the new year hit, more inventory started coming on in her criteria – the quintessential “dialed-in” older home that had been remodeled and updated, but still retained the older charm and character, and in a walkable neighborhood. This criteria, PLUS a turnkey ADU or a rentable space in a popular price range put us in the “unicorn” territory. They are out there, highly desirable, hard to find, and when you do find one, everyone else wants it for a good deal too!

So we started off the new year in several multiple offer situations. We kept coming in at the right price, but there were terms that continued to “win” over the 5-8 other offers at each house. Terms that no agent normally recommends any buyer to use…folks were outright releasing appraisal contingencies, skipping inspections, lots of insanity to land the house (usually these buyers have lots of experience buying, and/or an endless amount of cash).

Finally a new listing came up that we both knew WAS.THE.ONE. A beautifully renovated Cape Cod with all kinds of modern updates, a mother-in-law suite with a separate entrance, in a walkable area, at a great price. THE UNICORN!  I was the very first agent to call about it, and we were one of the first groups to see it a few hours after it hit the market.

Rebecca and I knew the other buyers that were still out there that were waiving inspections, waiving appraisal contingency, etc. We sat down and she agreed to deploy the SURGICAL STRIKE of offers (and still kept all contingencies!). After going through a few rounds of previous offers, she trusted me and the process. We wrote the offer that same evening it hit the market and had it accepted within 12 hours before the first open house! Just in time too, as the listing received more offers throughout the weekend, but we were already in contract thanks to the Surgical Strike Strategy!
