Just Listed: Meticulously Renovated Laurelhurst MCM

A decade ago, this rare Laurelhurst flat-roofed “mid-century modern” was a neglected short-sale with a large leak in the roof. My buyers (now sellers) scooped it up with resolve to slowly restore it to its initial integrity, while tapping previously unmet potential and making the perfect low-maintenance pied-a-terre style home for themselves.

With foresight and taste, they gingerly reworked every room to meet its full possible potential while maintaining the original flow and mid-mod style.  From reorganized bathrooms with radiant floor heat, to a second en-suite bedroom with egress in the basement, to a home media area with fun inset wall lighting and wet bar, this home was going to give “more”.

Argay Terrace Mid-century Masterpiece

JUST LISTED: Stunningly updated Argay Terrace tri-level. Impeccably updated with a modernist eye while maintaining classic mid-century features. Situated on one of the quietest streets in coveted Argay Terrace, this Tri-Level plan is a modern favorite for flow and livability.

Featuring 3 bedrooms (master with view of St. Helens) and a family bathroom upstairs; a family room, 1 bed, bathroom, laundry/mudroom with outside egress door to back yard, downstairs; and on the main floor, a formal sunken living room with fireplace, open plan kitchen/dining room with eat/homework bar, and sliding glass door that flows out to the inviting gardens which are terraced and hardscaped w/ multiple patio options.

Currently, two of the rooms are used as office and weight room, which combined with the multiple family rooms and the huge .17 acre gardens, lend comfortably to working and schooling from home. There’s room for everyone! There’s also a two car garage (in which two actual large sized cars fit) connected to the kitchen for easy grocery access.

Now lets talk about this remodel: The owner took a particularly ‘granny-ized’ ranch that had been remodeled (very starkly) some time in the 90’s, and lovingly brought it into the 2020’s.  With a keen modernist eye and an appreciation for clean-lines and quality materials, she was able to gently blend original details, and a mid-century aesthetic with contemporary expectations of “good living”.  This house is pretty much exactly what all my clients envision when faced with the same type of “bring it back to amazing” project. Before you ask, no this wasn’t a flip (but if it was, I’d gladly sell again and again). It was an absolute labor of love that you, as the buyer, get to benefit from with zero effort. Totally move-in ready RADNESS.

Off Market Mid-Century Magic

Each and every client’s situation is unique. While all Sellers share the same goal – to get their house sold – there are multiple paths to this end result.

I recently had the privilege to work with good friends of mine whom are dealing with several huge life changes. Less than ideal circumstances surrounded the sale of their beloved home. Not only was it bound to be an emotionally challenging experience, but it was fairly abrupt and needed to happen quickly.

We had originally planned to take it live. The house is an absolute mid-century architectural dream – vaulted ceilings, floor to ceiling windows, stunning views – but it also needed some work. Because of the location and the style, we also knew of several potentially interested buyers.

My clients ultimately decided to sell it off market to a colleague who made them an almost-too-good-to-be-true offer. The relief of a quick, sure thing requiring little prep-work and accommodating their schedules and needs outweighed the potential for a slightly better unicorn offer if they took it to market.

During a challenging time of change in their lives, they were so grateful that the selling process was one less thing to worry about. I love to be able to counsel my clients to make the best choices for their specific needs. Congratulations to my Sellers!

Just Listed: Overlook’s Mid-Century Icon

3909 N Overlook Terrace

Portland, OR 97227

Perched on the bluff that gave Overlook its name, this beautiful mid-century home stands today as an icon, balancing the southern arm of what many would argue is North Portland’s most incredible street.

As you approach this 1956 home you are welcomed by custom metalwork and adjacent hardscape. Entering the home, you are greeted by some of the most incredible surface treatments you will ever see in a residential structure. As you move into the living room the metalwork wraps around the stunning fireplace that serves as a deserving centerpiece. Massive updated windows allow an abundance of light to accentuate the incredible colors of the home and provide an amazing view of the bluff and the cityscape.

The kitchen has been carefully updated to include white quartz counters, mahogany cabinets and a notable appliance package. An expansive outdoor deck reinforces the home’s incredible flow and offers outdoor access from the dining and living rooms. A separate entry from the SE adds to the interior/exterior flow and greets you with a custom hutch accented by a bulletin board and key drop.

The main level is rounded out by 2 bedrooms and 2 full bathrooms. The master suite features a hand painted mural inspired by Van Gogh that extends from the wall into a paneled door covering. The en suite bathroom is luxurious in both its fit, finish, and layout.

Beyond the main level is the lower daylight basement with high ceilings, bright colors, and an abundance of living space with access to a partially covered outdoor area. A large central room makes an excellent gym or play area and the additional bedroom and full bathroom is ideal for guest quarters. A family room with brick fireplace, 4th full bathroom and laundry room round out the lower level.

Thoughtfully designed and planned at every turn, this captivating mid-century home is arguably one of the most important homes in this neighborhood and beyond. With one-of-a-kind details, an incredible color palette, and an unmatched location, it’s no surprise that it has been featured in design publications like Domino magazine. This mid-century Overlook is truly a piece of art.

Librarians Rule!

Let the record show, I love all my clients. That being said, my Frient™ (Friend who’s also a Client), Katie is in a word “excelsior”.

Katie and I first started talking several months back when she told me she was ready to move out of her adorable condo. She had spent over a decade there and was ready to find herself a stunning Mid-Century Modern home with a yard for her dog, Willa (pictured… can you find her?). After a few unfortunate misses we found the ‘cream puff’; this Woodlawn MCM checked all the boxes and with a compelling, no regrets offer (She also wrote what may have been one of the best buyer letters I have ever read. Seriously.), we got Katie her dream home!

Did I mention Katie is a librarian? Librarians are pretty darn cool.

Event: Architectural Heritage Center Lecture on Architect Philip Johnson

If you love modern design, chances are you have heard of the Philip Johnson designed glass house. This iconic home was completed in 1949, built in New Canaan Connecticut and it immediately put Philip Johnson on the map to begin his career as an architect.  This Saturday, the Architectural Heritage Center will host a lecture by Jim Varner examining the work and life of Philip Johnson that you will not want to miss.

When: December 8, 10am-11:30am

Where: The Architectural Heritage Center – 701 SE Grand Ave Portland, OR 97214

Cost: $20 general or $12 for AHC Members

Purchase tickets here pre-registration is recommended

From the AHC website:

“Philip Johnson (1906 – 2005), was one of the more influential American architects and architectural critics of the 20th century. But before Johnson had even designed his first building, he served as the first director of the Department of Architecture and Design for the Museum of Modern Art in New York City. During this time, he introduced several notable European architects to the United States including Mies van der Rohe and Le Corbusier, coining the term “International Style” along the way. Johnson was also known for his ongoing critique of American architects, in particular Frank Lloyd Wright.

Our presenter, Jim Varner, examines the extraordinary life and work of Philip Johnson, winner of the very first Pritzker Prize for Architecture and a Gold Medal from the American Institute of Architects. In addition to a survey of noted Johnson designs, along the way you’ll also learn about Johnson’s time in 1930s Germany, as well as his involvement right here in Portland, with the selection of Michael Graves’ design of the always-controversial Portland Building.”

Finding Their First Nest On Robin Road

As far as proverbial phrases go, they say ‘the early bird gets the worm,’ but for this house on Robin Road in Milwaukie, it’s also a bit of ‘the third time’s a charm.’ If we mix these phrases together, well — the third birds get the worm. And those birds in this case are my clients Erik and Samantha – a determined and savvy young couple on the hunt for their first nest.

I met with them in the early fall, in the aftermath of a transaction gone sideways with another home and another agent. They needed a fresh start, and they knew exactly what they were looking for; specifically, a two-car garage, room to park a boat someday, never a split-level home, mid-century through late-90s, somewhere in Milwaukie or Oak Grove, clear communication and transparency from me, and a strong sense of understanding their rights within the overall process. Not a bad wish list, and I was certain we could make it happen.

Erik works as a financial auditor and Samantha as a mortgage industry professional. I couldn’t have asked for two more appropriately skilled clients to have as partners in this transaction. Firm and clear goals, detail-oriented, strong advocates and solid negotiators, but also flexible, kind and understanding, as well. That’s a great combination to possess in a home-buying transaction.

I had seen this sweet house on Robin Road over the summer for some other clients who never ended up touring the home. Even then, I was a little in love with the place – a sun-drenched and large mid-century modern perched on a small hill — with views to the west hills of Portland – and I really wanted to get inside to check it out. It had been under contract twice since April, with nearly $50,000 in price reductions, yet it remained on the market into late October.

Turns out that it was the second-to-last-house Erik, Samantha and I saw on our one day of touring together. I was already feeling good about the place, and for me it was love at first sight. I think Erik and Samantha felt the same, even though it was more house than they were expecting. But it really is the perfect house to grow into, with four beds, three full baths and 2800sf — with a massive, daylit basement kitted out with second kitchen potential. It also has the requisite boat parking, a two-car garage, and it definitely wasn’t a split level.

We returned the next day for a second visit with their parents, and learned the best part of this whole story: Erik’s dad grew up just two blocks away and attended View Acres Elementary just down the street. AND, they even have family friends that used to own this very house! Too many coincidences and good omens…it was a done deal, and we made the offer the following day.

In the end, we were able to negotiate a sales price less than the listing price, as well as obtained a new tear-off roof, a new radon mitigation system, and closing cost credit concessions from the sellers. There are so many things I love about this house, and I’ve enjoyed every visit over the past 30 days. Erik and Samantha are the perfect ones to buy this home, care for it for years to come, and continue the family history in the neighborhood. It’s been so great working with them through the process, and I can’t wait to hand them the keys to their first nest later today!
