New Beginnings & Rosy Richmond Retreats

My clients, Andrew and Erina, currently reside in Seattle and are expecting their first child together soon. They also just closed on this lovely bungalow in SE Portland! Erina is a Portlander by birth and when we found this gorgeous home it was love at first sight for them both. Immediately they were a little overwhelmed with the competitiveness of the market and weren’t quite sure if they could write a competitive offer. Lo and behold, the listing agent followed up with news that for the SAME reason, other prospective buyers hadn’t written offers either! Third Time’s a Charm!

Home-buying is competitive lately, but newlyweds, Eamon and Pam were successful with the 3rd offer they submitted. We went in strong with an offer at 5% over the listing price and they included a commitment to move forward with the purchase as long as the home appraised for at least the listing price. That did the trick. Inspections took place during the chaos of the February ice and snow. Despite the crazy weather we got the job done and negotiated seller credit to cover some important repairs for the home.

The South Tabor home has been owned by the same family for 90+ years, since it was built in 1930. There’s a nice big yard that overlooks another neighbor’s even larger yard. The setting almost feels like it backs up to a park. Rarely do we find a small home with grand house features like this one. The living room has charming leaded glass windows and a fabulous fireplace. Built-in cabinets add old-world charm. Finding their dream house in Woodstock!

I worked with Abby and Wes when they sold their first home earlier this summer. We had negotiated two months of occupancy time so they could stay on in that house while they looked for their next one. They were super motivated and looked far and wide for their next dream house. We toured homes from Fairview all the way down to Oregon City. They kept a close eye on every home that came on the market.

When this one in the Woodstock neighborhood popped up we managed to be the first people to tour it. Their “new” home was built in the early 1900’s, but it’s had plenty of beautiful renovations and is pretty turn-key. Wes and Abby knew within minutes that this was “the one.” Their dream house has a gorgeous updated kitchen with stainless appliances and quartz countertops. There’s added convenience with a dedicated laundry room adjacent to the kitchen.

By next spring their garden dreams will be coming true in the nice big fenced yard. The house is large enough to allow everyone to work from home without driving each other nuts and there’s plenty of space to host out-of-town family for visits. Wes has grand plans for setting up a workshop space in the basement. Abby is thrilled to be living just a few blocks away from her dear friend. Coincidentally, I just helped that same friend buy a house in Woodstock. I think it was meant to be!

Most important of all, their toddler is absolutely tickled that Mom and Dad bought her a house with a staircase. Welcome home! I think you’re going make lots of happy memories in your new dream house!

A House For RaRa

I’m going to talk about one of my all time favorite home love stories that recently happened. I feel like I appreciate these little victories even more now, due to the pandemic.

Right after my daughter was born, I received a referral from some friends for a family relocating to Portland. Being a fairly new mom herself, my client and I bonded over our interests in cooking and our knack for sending late night emails when our children were asleep. Her family included her husband, son and her mother, whom is nicknamed RaRa by her grandson (my daughter thinks this is her real name).

Fast forward almost 5 years and this family and I vacation together. Our children play and argue and make believe to their heart’s content and the adults discuss how nice it would be to make a compound for us all to live in. Not a REAL compound, of course, but houses right next to each other so we can watch each other’s kids, have late night visits and sleepovers and parties where nobody has to drive home. “Future goals,” we said! 

Although my clients fit perfectly into their house, RaRa had a plan to move out eventually, when her grandson was older and in school. She wanted space of her own, as we all do. She started poking around here and there, but nothing screamed out as being the perfect house. The goal was to be within walking distance, mind you, the neighborhood they live in is very popular. Properties go for a premium and competition is fierce. I knew if I saw anything hit the market that I felt would be suitable for RaRa, I’d have to move quickly.

One night, I was perusing properties for my own purchase and came across a lovely house that was literally 1 block down from my friends. I texted them all immediately, stating how exciting it would be to be their neighbor, when the lightbulb exploded in my face and I realized how perfect it would be for RaRa. Unbelievable. This would be too perfect for them. We are mid-pandemic at this point and haven’t seen each other for a few months. We all met at the property with our face masks and sanitizer in tow. Even through all the barriers, the excitement was palpable. We found THE house for RaRa. We made an offer right away and I made sure to put a package together that the sellers could not refuse. Failure was not an option. And we got it. “Hands down,” the seller’s agent said. 

Inspections went well and we closed without any drama, of course. My clients have not been able to move in yet, because the sellers are waiting for their new home to be built, but we are all excited for our future gatherings there. Easter egg hunts where our kids can run in circles around the house, within the safety of a fenced yard. Watching people walking through the farmers markets from the amazing front porch. Sitting on the back patio after sundown, enjoying our wine over the fire table. The kids pitching a tent in the front yard, the backyard or the sideyard, ha ha! I’m simply over the moon that RaRa can be so close to her family and not only enjoy her own space, but have her grandchild run back and forth from his home to hers, which is so important for her. It’s like a dream come true. Now I have two homes on the same block that will always be a home away from home.

 

Adventures in Real Estating: Selling During Covid

This dreamy South Tabor farmhouse of infinite possibilities just sold in the midst of covid panic at $52k over asking with 7 offers in just 3 days.  Many congratulations to my client — all his hard work getting this gem ready for market paid off big time!

Before covid began, we met to discuss how he could best prep his home for the market.  I always recommend scheduling a consult and walk through with your REALTOR® before embarking on home projects. This can save you lots of time and money, as we are able to identify which changes will have the greatest impact on your sale in the current market. In this case, most of the work was focused on the exterior, but inside, fresh white paint and top notch staging brought the house to life in a whole new way!

One of the aspects I love most about this home is the SPACE! All kinds of spaces for all kinds of imaginable fun. No more than 3 people in the house at a time and 30 minute showings with 15 minute buffers. When the listing went live we had  immediate interest and within 48 hours over 40 showings were scheduled.  Three days later, my seller went pending with a solid offer that beat out 6 others at $52,000 over asking and stellar terms.

Throughout this transaction, both my seller and the agent on the other side were excellent communicators, easy to work with, and at the end of the day everyone wrapped up feeling really happy about the outcome. I am deeply grateful to my client for his ease in trusting my expertise and putting in the time and energy to give his house the best possible outcome in our market.
