A Family Affair!

Congratulations and cheers to my newest favorite family, the Brewsters! Our real estate journey has spanned nearly a year and truly come full circle. At this point, it feels like we’re family – I am wholeheartedly offering to shift my role from realtor to quirky, fun auntie figure!

Chris, Holly, and their kids Lucy and Simon were referred to me by a fellow agent in Austin, TX. The Brewsters had visited Portland and the surrounding PNW for years. They knew wanted to make the move to align with Lucy entering high school and Simon entering middle school.

We began working together last summer. The Brewsters traveled to Oregon and we toured several homes on the east side. This trip was purely for research, as bike-ability was a top priority. We drove around SE/NE Portland and saw around 10 homes. One of the homes was a newly listed foreclosure in Laurelhurst. Great bones, but had seen better days. I remember Holly remarking that if they were in the market currently, they’d make an offer on this one!

In January, we kicked off their official search, knowing we’d want to start looking early in this low-inventory market to hit their close-date goal of June.

I virtually toured several homes for the Brewsters, and we wrote a handful of offers. We were offered backup position three weekends in a row – 2nd place never felt so agonizing! And still, the Laurelhurst home lingered. When it received a larger than usual price drop, we finally threw our hat in the ring, only to be beat out last minute by another offer. Sheesh.

But…sometimes it all works out. The first buyer terminated, and we finally got an acceptance! The entire family flew up for a long weekend of inspections and contractor visits. Chris and Holly included Lucy and Simon in the decision making at every step of the way. (As a former teacher, I am in awe of their parenting techniques). Entering negations, we were armed with a mountain of bids and inspections that enabled us to negotiate a massive price reduction.

We closed earlier this week, and the Brewsters flew up Friday. They spent the first night in their home in sleeping bags and on sleeping pads. Phase 2 begins now: making this historical beauty shine once again!

Family With A Mission

 

Like everyone else these days we have been receiving a lot of spam calls or telemarketers and never know who is calling us from outside area codes. But this one rainy day a couple months ago we picked up the unknown number and were greeted by such a friendly warm voice on the other end. We were so thrilled that we were connected with Lori and Jack through our good friends to help them move closer to be with their family.  This has definitely been a year where most of us have learned to value our family and friends a bit more than usual.  They were in the process of selling their stunning home and were needing to get settled in when the right home presented itself. Thankfully they had a good set up where they had a comfortable amount of time to see what all was available. By November we hit the lowest months of inventory in RMLS record: 1 month. So it was definitely slim pickings for Jack and Lori. We had to change a few things so that their pool of homes increased.

While we were away, Jack and Lori sent us a message to say that their daughter had found the home and they wanted to tour it.  When we called the listing agent we found out that there was an offer in on the property that they were going to respond to the next day early afternoon.  We knew we had to move quickly if Jack and Lori like the home. It turns out that they loved it and wanted to make it theirs.  We held off the agent as long as possible while we all crafted their offer and terms so that we could slaughter the completion and take home the prize. After a little digging we brought Lori and Jack everything we had found out about the property and what we could gauge the other offer was at.  Lori and Jack went for it and we were able to deliver the good news that their offer was accepted.

Inspections were quickly set up and we all went to work gathering bids on the bigger ticket items that presented themselves.  Soon we were able to present bids to Lori and Jack for them to make their decision on how much they thought would be fair to ask from the sellers.  Throughout this process Jason and I have been blown away at the integrity and fairness that Jack and Lori live by.  They knew they wanted to be fair and also knew that they needed certain apparent issues to be dealt with. We deliberated and came up with a substantial yet fair credit amount that we supported to the sellers to show that the amount Lori and Jack requested was fair.  The seller saw the logic and accepted their request.

 

We also received very good news from their lender that there had been an Apprasial waiver for this property and we could cruise on to the finish line! AND we could do so right before Christmas. It was such a joy to see how excited all the kids were for Jack and Lori. They have such a special family. On key day all the kids surprised Lori and Jack with champagne. A perfect house warming gift.

Leap of Faith = Sweet Laurelhurst Homecoming!

We just helped Matt and Shannon purchase this GORGEOUS Laurelhurst home.  It is fully updated with a modern, open floor-plan, a stunning kitchen with an island that goes on and and on, and a private owners’ suite that will be the perfect sanctuary for these two busy working parents!

New Walking Tour Explores History of Laurelhurst

The Laurelhurst neighborhood is one of the most iconic ‘hoods in Portland. At one point or another, every Portlander has visited a park, restaurant or shop in Laurelhurst. For those of us who call the area home, there is an enormous amount of neighborhood pride for our beautiful corner of the city. We’re thrilled to share with you a new walking tour of the Laurelhurst neighborhood, created by Grant High School student and Girl Scout Amelia Shields. 

The tour is available in both print and audio formats on the Laurelhurst Neighborhood Association website. Transplants and seasoned Portlanders alike will learn something new in this tour.

“I was interested in learning more about the history of the neighborhood, and I wanted other members of the community to be able to experience the rich history of the neighborhood and feel connected to it,” said Amelia.

Be honest – how many of us whiled away our teenage years watching MTV and wandering around a mall? We’re so inspired by teens like Amelia, who are building leadership skills and improving their communities. She created this tour for her Girl Scout Gold Award project, the highest level award a Girl Scout can earn. It requires a minimum of 80 leadership hours on a project to better the community.
