It’s officially Fall in peaceful Portland, OR. The leaves are a spectacular mix of orange & reds. The weather is chilly. There is absolutely no need for ICE in your coffee.
Portland Real Estate Market Update
This year we’ve seen a more balanced housing market, especially compared to the extreme sellers’ market of 2021 & 2022 . This month inventory is a bit higher than it’s been for the rest of the year at 3.8. Meaning, that if no new homes were listed, and homes continued to be purchased at the current rate it would take 3.8 months for all of the currently listed properties to be purchased. Practically this means that most of the time buyers are often getting a little more time to think and room to negotiate in regards to repairs & concessions.
However, I still wouldn’t call this a buyer’s market. Of all the transactions that went pending at Living Room this past week, over HALF were competing with multiple offers.
The median price of new listings in Portland is $599,925. And while that is about $200,000 more than the national average, we are still the most affordable major city on the West Coast. Seattle’s is at $974,450 & California’s 4 largest cities are over $1.2 million.
