Drew & Jackie Move Back to This Side of the Pond!

Congratulations to Drew and Jackie!

I think a lot of us can agree that a big part of what we love about Portland is the abundance of high-quality food and amazing restaurants, and I am no exception. As much as I enjoy cooking, I also love dining out and even more than that, I LOVE introducing my favorite people to my favorite restaurants! And for this reason, I am thrilled to have been referred to Jackie and Drew, Portland’s newest foodies!

Originally from the East Coast, Drew and Jackie are relocating to Portland from Europe where they have been living and working for almost a decade. All in all, they were decisive clients and we quickly got them into contract on a well crafted, newer home in NE Portland. On the day of their home inspection, we decided to debrief over lunch at Tamale Boy on Dekum. The meal was amazing (!) and inspired us to start talking about our favorite restaurants and I quickly realized they are definitely moving to the right place!

My favorite restaurants to introduce people to are: Xico, Tusk, Arrosto, Firehouse, Shalom Y’All and Jacqueline. Looking forward to dining out with Jackie and Drew!

Storybook Ending in Hillsboro

Congratulations to Chad and Libby!

I love this story and helping buyers as their families grow!

I worked with Cool-as-a-Cucumber-Chad when buying his starter home years ago. Fast forward to today and now he is the luckiest man on earth because he’s married to the Lovely-and-Amazing Libby and they have the cutest one-year-old and are planning for more. Time for a bigger house!

The sale of Chad’s original home was smooth sailing, we negotiated a great rent back so Chad and Libby had some breathing room to begin the big house hunt! It was very important to them that the next house be close to their jobs and big enough that their family could comfortably grow. They didn’t want to move again for quite some time.

The hunt was concise and happily, after just a couple of showings, there was one home that really stood out. They knew they wanted to raise their family in THIS home. It had a huge family room addition with added bedrooms and bathrooms, a huge yard, plus a picture-perfect ADU on the garage for added income or family. This home fits their vision exactly!

Congratulations to Chad and Libby!!

Cheers to our New Home Buyer!

Congratulations to first time home buyer Emily!!

Emily is the coolest! I met her through my assistant, Jasmine, who met her years and years ago while both of them were working hard to grow in their careers and bartending on the side. These days, both have hit their stride professionally and Emily is now an Environmental Engineer and killing it in her field!

Emily is a laid back person, an avid bicyclist and came to us looking for a sweet little house in N Portland. She lived with roommates and loves how financially beneficial that living arrangement can be. Her list of needs was very reasonable, said she could live with any kind of imperfection in a home as long as she had a great bike commute and the house was in move in ready. Easy enough! …And maybe too easy because low and behold the SECOND house we showed her was a true gem!  The perfect size, in great condition, a garage for bike repairs and easy access to a bike path! We jumped on the opportunity and now Emily is the proud owner of a lovely home! She might even have enough space for puppy, yay!

Don’t be surprised if you see her cruising around St Johns on her bike with a huge grin on her face!

The One

Pringle Creek Community is a one of a kind neighborhood, and we are excited to let you know that a very special and unique home has just become available. Like that special someone who only comes around once in a blue moon, the Net Zero home is sure to take your breath away. This unique 4-bedroom and 2.5 bath home has a master on the main with plenty of natural light, as well as a beautiful courtyard that’s ideal for entertaining guests. When we think ofthe one, this one is the home that checks all the boxes.

The One
Step into the Net Zero Home.

Taking even a closer look as to what makes the Net Zero home super energy efficient is it’s construction. It’s made out of ICF, which stands for insulated concrete forms. Essentially, 100% recycled polystyrene blocks are put up like you might think of Legos. They are connected together, and then concrete is poured in between them to make a form that provides a very tight building insulation envelope. This means, your energy bills will be significantly less, because it takes less energy to heat and cool the home.  This home exhibits expert craftsmanship thanks to Better Builders of Oregon’s expertise in building with ICF for over 25 years.

The One
Light-filled Living

Zooming back out, Pringle Creek Community also has wonderful amenities for its residents,  like the first LEED Platinum community center in the nation along with a flourishing urban farm. Residents can choose to have indoor and outdoor gardening plots, or just stop and smell the roses while picking up an extra sprig of rosemary to liven things up. The dedicated green space expands beyond the urban farm’s green houses to the meadows, orchards and spills into the serene namesake Pringle Creek. As you can see, the Net Zero home is such a unique opportunity that doesn’t come along too often. Don’t miss out on this special home situated in an urban oasis.

OPEN HOUSES

Sunday, December 2nd from 11:00am – 2:00pm

Time to Cozy up to Hemp

It was fall 1994. Ellensburg, Washington. I met Robert Jungmann, who later became my roommate in our college pad, “The Friendship House.” Even then, Rob had a vision the effects using hemp as a textile could have on improving sustainability and industry’s carbon footprint. We proudly wore one of his first products, The Chenga, to our graduation ceremony (see photo below – wow.). Fast forward to today, and Robert’s company, Jungmaven, is recognized for its fashion-forward collection, and its resilient and somewhat controversial fabric. Let’s not forget the visionary founder who is breaking down barriers for hemp to be widely used in manufacturing. It’s exciting to see Rob and Jungmaven branch into home goods, so I thought I’d let you, fair readers, know about this terrific brand on one of the biggest days for online shopping.

Rob and I sat down for a little Q&A to help you get to know more about hemp, and Jungmaven. Hopefully it inspires you to give someone a hemp tee-shirt or cozy up in hemp bedding. Be sure to sign up through the Jungmaven website to get 20% off your orders!

Gabrielle: What inspired you to start Jungmaven?

Robert: I started Jungmaven in 2005, I had been living in Costa Rica for five years and was looking to create the next company that would change the world. I still had some of the Hemp Tees we had made at Manastash Mountain Products back in the 90’s (college days!) and how incredible they had held up in the jungle. I realized the best way to introduce everyone to hemp was to make the greatest tee in the world and in the process get more hemp in the ground. You never change things by fighting the existing reality. To change something, build a new model that makes the existing model obsolete.”― Buckminster Fuller

Gabrielle: What’s your company ethos?

Robert: This planet belongs to everyone, it’s our generation’s responsibility to make decisions that will keep it healthy. It’s why we make products that last a long time and get better with age. It’s why we use hemp — a natural fiber with the potential to change the world. Growing hemp has a positive impact on the environment. It requires no irrigation, pesticides, synthetic fertilizers or GMO seeds. A phytoremediation plant, hemp restores balance to environments by cleaning the soil, air and water. Choosing a hemp t-shirt is a small, simple act, but it’s one that benefits people and the planet.

Gabrielle: Break down the misperceptions of hemp and why we should care about it as a sustainable product.

Robert: Hemp is not marijuana, you can’t smoke hemp and get high. Hemp has the potential to mitigate climate change by absorbing more carbon dioxide from the atmosphere than trees and other plants. Hemp has over 25,000 reported uses. It can make textiles, rope, beauty products, paper, building materials, biofuel, foods and more. It’s one of the world’s oldest crops. Remnants of hemp cloth from 8,000 B.C. were found in Mesopotamia, where it was used to make tunics and sailcloth. And for textiles it’s a natural fiber that thrives almost anywhere, with very little impact to the environment and requires no irrigation, pesticides, synthetic fertilizers or GMO seeds. Many hemp-made materials are naturally resistant to mold, mildew and insects.

Gabrielle: Why did you decide to get into housewares/linen?

Robert: We branched out to bedding just over a year ago. My first night sleeping in 100% Hemp Sheets I felt like I was King of the World protected in the most sacred of textiles. It was as if my skin was saying a thousand thank you’s for re-introducing it to an old friend.

Gabrielle: What’s home mean to you?

Robert: Home is everything to me. It’s my energy source, it’s where I recharge, relax, nourish my soul, brainstorm ideas and entertain. I am a minimalist, preferring well lit homes with lots of open space and high ceilings and healthy Feng Shui. The USA needs more hemp homes!

Gabrielle: If you had a superpower, what would it be?

Robert: Completely get rid of greed, hate and racial bias in the world.

Pringle Creek Love

Turning a house into a home is about love.

At Pringle Creek Community, there’s a lot of ingredients that combine together to make that happen. These include nature, innovation, and of course, community. Take the Net Zero home for example. Although mentioning the innovative ICF construction might not sound like love at first, once you receive an energy bill that is much lower than you could’ve imagined due to the tightly sealed envelope it provides…you may think otherwise.

Pringle Creek Love
Exterior of the Net Zero Home

Long-term thinking goes hand-in-hand with a partnership that will last. With the Net Zero home being solar-ready, this means that there’s more potential for energy savings in the long-run. The ability to actually generate clean energy for your home is also freeing. So not only might you feel a strong connection with your home, there’s also an independence that only a true love can afford. The design of the home also allows for flexibility. Whether you’re a family of 4 with another baby on the way, or a couple that’s celebrated their silver anniversary, the gorgeous design of the home provides many options. There’s a master on the main, and an expansive open-plan set-up for the kitchen and living area. Imagine the morning light just spilling into the kitchen while you’re preparing your breakfast, and a lovely patio to grill out with friends or sit outside and enjoy the fall breeze.

Pringle Creek Love

Love is in the air, especially with the red leaves and the crispness of fall knocking at your door. The  beauty of falling in love with Pringle Creek Community, is that your idea of home extends outside into nature. With walking paths and tree groves, and gleaming glass houses that are growing winter organic produce…there’s a lot more to explore and fall in love with also outside your door.

After meeting 7 years ago and traveling the world (and spending the past 3 years saving diligently)…My buyers closed on their very first home. Here’s how they describe finding it:

“When we saw Madison South, we knew this would be a great neighborhood to own our first home, get the dog we have been wanting for years, and one day raise a family. We love the proximity to Rocky Butte and the Zen Center and can feel that there is a real sense of community in the neighborhood”

Downsizing and decluttering for peace of mind

Wilma and Dean heard about  Pringle Creek Community while living in the Bay area. They were looking for a place that would answer their quest for a peaceful retreat; a sustainable and uncluttered home with like minded neighbors.

Their daughter was looking at college in Salem, so it made perfect sense. Wilma sent me this article that articulated her desire to downsize to a simple, sustainable home incorporating the outdoors, and her desire to seek meaningful connections with neighbors.     https://visitmaine.com/quarterly/simple-life/maine-minimalism-natural-fit

This LEED platinum home does just that.   It’s small, light filled and beautiful-  the perfect getaway to a place that emphasizes values of family, community and nature.

St. John’s for the win again!

Andrew and Katie started their home search resigned to probably having to live east of 82nd.  They wanted to find a house with enough bedrooms to be able to take their roommates with them, although it didn’t really matter what style of house.  We started looking at fixers but they quickly realized that they don’t the time to dedicate to home projects.  It wasn’t long before this little bungalow in St. John’s came back on the market.  Besides location, what drew them to this house was the the beautiful natural woodwork throughout.  Someone had taken the time to strip down all the wood and restore it to it’s original state.

The listing agent explained what had killed the previous deal.  The roof was at the end of it’s life, there was some funky electrical in the attic, and it needed a sewer.  Nothing that can’t be fixed but it was enough to spook the first buyer.  We got all of our bids and negotiated all three repairs and they felt confident moving forward.

These two were the sweetest couple and working with them felt like hanging out with new friends.  I’m so glad they were able to land in St. John’s, close to everything and all of their friends.  Congrats, you guys!!
