Let me re-introduce myself.

Hello, I’m Julia! Real Estate Broker in Oregon, Washington and Utah.

I’ve lived in every state along the West coast and across the Rocky Mountains.

I relocated to Oregon the summer of 2006, where I immersed into the beautiful and weird city of Eugene. My business as a furniture sales rep drove me to every corner of Oregon and Southwest Washington. I found myself in Portland a few years later, where I lived in Happy Valley, Vancouver, Sellwood, and Milwaukie. Meanwhile I began selling Real Estate in late 2012; with my background in sales, marketing, and interior design, this was a natural fit!

Though I spend much of my time in the city, I love exploring the outskirts and eventually found myself specializing selling hobby farms along the Washougal River, Oregon City, and Clackamas. I spent many years renovating a 1930’s Tudor on a large property in Milwaukie, where I poured my heart into creating a beautiful home there. I touched every corner of this home, while managing projects and hiring contractors, I became a self taught project manager.

I’ve helped many clients and friends navigate home renovations, identify home improvements, and make design choices.

My career has been intertwined with real estate and the home furnishings industry. Listing homes and marketing interiors have become my passion for two decades. Helping people discover design opportunities and preparing a home to sell is what I love. I negotiate fierce and fair on behalf of my clients and pride myself in providing my clients the best experience buying or selling a home.

Knocked it out of the ballpark for these Oregon City sellers!

Before the year wraps up, I have a couple memorable sales I want to share. This townhome was up against a few others just like it on the market. Here’s some stats on those comparables to help you understand.
  • Townhouse 1 has had a rough go with one sale fail and multiple price reductions. It is still sitting on the market after 135 days
  • Townhouse 2 has also dealt with a termination and a small price reduction. After 113 days on the market, it is now pending.
  • Townhouse 3 did a small price reduction and after 43 days on market, it sold.
  • Townhouse 4 was slightly superior with updates and having a desirable corner lot and an extra garage space. They went on the market right before us and was our biggest competition. It took them 58 days to go pending, which is their current status.
What’s all of this mean? It tells a little background of how I collect data to advise my sellers on what their home is worth, how to best price it (remember that list price and sales price are not always the same) and how to best prepare the home as a seller. I will drive by the homes or tour them, if available, so I can be confident when we come to the table and plan how to best showcase their home for sale.

We went pending in  days at our original listing price with no repairs! The average days on market that week for all home styles on the Oregon City area at that price point was 28 days. So we hit it out of the ballpark!

When the stars align.

We looked at only one house… and then Catherine bought it!

The house came on the market at the end of September. She saw the listing, got excited, and called her lender to get pre-approved. But wow, the house went pending immediately.

But the seed had been planted. She loved the idea of owning a home on a good sized piece of land, and being closer to her job in Oregon City. She started having visions of getting chickens — and maybe even a goat.

The house went pending so fast that she never got in to see it. But she did get her loan pre-approval process started.

Fortunately, the stars aligned just right. The day after her lender completed her financing pre-approval, Catherine’s dream house came back on the market. We hustled out to see it within hours. It was competitive. The home received multiple offers again, but Catherine wrote a strong offer and hers was the winner. From there, we moved into the home inspection process and negotiated a brand new roof.

The house sits on almost half an acre with an expansive yard, a kitchen garden, potting shed, space for chickens, covered outdoor patio, and so much more. There’s a big kitchen with huge windows overlooking the back garden. The home has a fireplace and hardwood floors. Admittedly, those floors aren’t in great shape but Catherine has the vision to know they’ll be beautiful once she gets to that project.

A Man With Vision

When we met with Will he was a unique buyer who wasn’t looking for the home that everyone else was. He was a man with vision and was able to look past the imperfections that most buyers shy away from. After 3 months of sifting through properties that were either too far gone or were overpriced with sellers that were unwilling to negotiate, we found one that had a recent price reduction that Will knew he would be able to work with.

Once in contract the inspection revealed more than met the eye which did not scare Will and were able to negotiate a credit and his major concerns were addressed in the repairs. When the appraisal was done the appraiser called out even more repairs which the sellers were willing to work with us on.

The overall experience was one of team work from all parties involved. The fabulous Brandon Brown with Bentnail Contractors was able to do the repairs and be paid out of escrow in time for us to close. Today is key day and we are so excited for Will and his new beauty!
