Contingent Offer in Lake Oswego

When Deanna and Andy came to me and wanted to sell their gorgeous home in Southwest Portland to find a new home in Lake Oswego before their young son started elementary school this coming year, I was excited. Their home in Southwest went for $30k over ask and we had multiple offers within 12 hours.

Their criteria for the new home was: weird. And by weird, they meant, architecturally unique (see above photo).

 

We ended up finding something before their house in Southwest was on the market so we wrote contingent. And our offer was accepted!

Note: an offer that’s written “contingent” means that the Buyer has to sell a property in order to buy a property. 

We were days away from listing their house when we received news that they had been “bumped”. With contingent offers (also called “bumpable”), the Sellers are still able to accept offers from other Buyers and if there’s one they like, they can “bump” the Buyer. Unfortunately for us, there were two offers, so we were moved to the second back-up position.

This tenacious duo had faith. We continued looking at other properties and put their home on the market, and like so many “weird” or architecturally significant homes, the Lake Oswego one they loved had it’s quirks, so we were eventually moved back up to first position. It was a roller coaster! But, now they had sold their house and bought an incredible home in Lake Oswego.

One of the best rewards of this duo’s patience is that we ended up negotiating for well under ask and the house appraised well over their paid price. Timing was everything.

Ah, the Portland turkey. An integral part of any Thanksgiving meal in Oregon. And if you’re anything like the typical Portlander, you care where it comes from, who is raising it, and what it’s eating. You may even want to visit the farm.

Here are a few favorite places to grab your turkey in Portland, Oregon:

Gartner’s: Order the smoked turkey. Do it now, you won’t be disappointed. This place is old school in the BEST way and the butcher’s are incredibly friendly.

Vintage Crawl in Portland this Saturday!

VINTAGE LOVERSSSSSS (Oprah voice)!

We are so excited to host the second vintage crawl THIS Saturday (11/16) (how is it already mid-November?!)!

We’ll start at Hollywood Vintage at 11am.

Address is 2757 Northeast Pacific Street in Portland.  Parking can be a little tricky, so we encourage you to carpool or Lyft/Uber/bike/walk when possible.  Check-in will be by the bus outside – it’s a gold school bus, you won’t be able to miss it!

You’ll be able to put any valuables you don’t want to lug around on the bus as well as grab a welcome beverage to get your shopping day started.

After Hollywood Vintage we’ll be having lunch at The Zipper across the street.  There are a few lunch options in the building (all delicious): Basilisk, Wares, Slice Pizza, and Tight Tacos.  Links included if you want to check out menus prior to Saturday.

We’ll then jump aboard the bus and head to Vintage Pink, followed by Hawthorne Vintage.  The tour will drop off back at Hollywood Vintage around 3pm.

There will also be a few surprise giveaways along the way courtesy of our lovely co-hosts: Summer, Kel and Laura.  Also, if you’re looking for something in particular, make sure to give these three a heads up.  They’re vintage experts and amazing treasure hunters who can help along the way!
