Buying a Home Vs. Remodeling The One You Have

I talked with Kara Mack on Afternoon Live today about whether people should buy a new house or remodel the one they have. It’s worth diving into a little bit because home prices, building materials, and contractor prices are all up this year. Below are some things to consider. To watch the 5 minute clip, click here
  1. Get honest about what really doesn’t work about your current house.
    1. Enough space
    2. Outdated
    3. Location
  2. If a remodel could work, get estimates
    1. Costs of some building materials have increased exponentially over the past year (lumber)
    2. Demand for remodel has gone up, contractors are busy, and their time is worth more than a year ago as well.
    3. Determine a realistic timeline- most materials are coming late.
  3. Planning to Buy
    1. Home prices in the Portland area are up 17% from a year ago. For a $500k house, that’s $85k more
    2. Since 2/3’s of houses sell in the first week, you will have to compete
    3. You may have to be willing to pay more than the appraiser says it’s worth, so make sure you’re planning to live there for a while

Feeling “Whelmed”

You know you’re doing something right in your career when a former realtor who no longer works in the industry trusts you to help her and her family find their first home to purchase. Munir used to work for the same company as my brother, who is a commercial broker here in Portland. So when it came time for she and her wife Lori to purchase their first home, she reached out to me to help them.

The journey wasn’t all roses and butterflies as we submitted offers on and didn’t get several homes that they thought were “the one.” Lucky for me these buyers remained patient, optimistic and good humored. At one point Lori told me she was feeling “whelmed.” Not overwhelmed or underwhelmed – just “whelmed.” 🙂

The Little Buyers Who Could

When I say this market is tough on buyers, that may be an understatement for what Andrea and Amar (and sweet 1-year-old daughter Maeve) have been through. When we first met they were coming out of the process of getting bids for their current home to expand it to fit their growing family. They decided it would be easier to just purchase something else instead. Little did they know the challenges that lay ahead.

After a few weeks of searching, we finally found their “dream home.” We put in a stellar offer, and although the listing agent told us ours was the strongest, the sellers picked another offer based on the buyer letter. Crushing. And, frankly, unethical. So Andrea and Amar took a little time off from the hunt and regrouped.

A few weeks of looking later, a home popped up that looked promising. It had the big yard they had dreamed of, it was a “granny ranch” with great bones and a ton of potential to make it into exactly what they want. The problem was, we would have to fight for it. There was a ton of competition for this home, including a cash offer that was very appealing to the sellers.

Insert super lender Jen Bell into the mix. She said she could get us a 10 day closing to compete with the cash buyer. So we put our best foot forward and I had a lot of heart-to-hearts with the listing agent. When she finally called to tell us we got it, she said, “I feel like we’re old friends at this point!” 🙂

I helped Eddie buy a house about 5 years ago and was so happy to work with him again. If you know me, you know that I love homes and helping my clients make life transitions. If there is more than one offer on a home, a seller may choose to offer the people in second position “the back-up position” so that seller does not need to go back to the market if the first position offer does not work out.   Sellers often like to avoid the process of going back to market; making space for new people to see the home and a the paperwork associated with a second round of offers can be inconvenient and time consuming.
As a buyer, it is hard to hear that your offer was not accepted. Most of us move into a home in our minds before our offer is accepted. Coming in second place in a multiple offer situation can have a real silver lining though. The back-up agreement is basically like having a first right of refusal if the buyer in first position chooses to back out.
It seems counter intuitive that in this strong sellers market, buyers are backing out of sales more than ever, but it is happening. It may be because of the high level of competition required to just get your offer accepted and have the opportunity to take a further look at a home. Once a buyer has an offer accepted, there can be a moment after the competition is over and you look a little further, that gives pause. There isn’t a lot of time to think things through thoroughly in this competitive market.  This is making the back up position more valuable than ever.
My wonderful, experienced client Kate, who just got the keys to her new home yesterday, is a perfect example.  We had made, and been turned down on, two offers and were prepping for a third when we got a call back from the agent from the second home.  The buyers had backed out and we were being called up from the “Back-Up position.” Because the seller had one buyer back out, they seemed to be appreciative of our offer. We had some very reasonable negotiations around inspections and the sellers repaired an expensive sewer line. Now, because we were willing to take “back-up,” Kate is moving in to her new home!
Hang in there buyers and don’t hesitate to accept that second place prize of “Back-Up.” It is more valuable than ever before!

Dancing Into Homeownership

I met Dianne and Luke through our mutual friend, Angie. The three of them are part of the Lindy Hop community, and met when they were all living on the east coast. Lindy Hop is a form of dance that became popular in Black communities in the 1920s. The dance has continued to rise in popularity in no small part because of the uplifting and fun form. According to one website, “The spirit of Lindy Hop today is about inclusivity, creativity, and improvisation.”

This beautiful couple decided to transplant to the west coast and we started their search over a year ago, but due to issues with the sale of their home back east, they ended up waiting to purchase until the end of 2020. Though not without some challenges, we finally found them a beautiful bungalow sandwiched between the Mississippi and Vancouver/Williams corridor neighborhoods. This home is spectacular! I hope Dianne and Luke are happy in this home for many years to come.

The One and Only

As it has been said before, buying a home is no easy process. Especially when it is your first home, there is a global pandemic, wildfires, and many other motivated buyers in the market. This is why choosing a dedicated buyer’s agent to work with is so important!

That said, here is the story of my clients, Jack & Julia. Together we navigated the challenges with ease and emerged victoriously!

All together we toured roughly 20 homes ranging from 900 sqft cabins in Rhododendron, sprawling 1+ acre lots in Sandy, to the more traditional 3 bedroom and 2 bath properties in Gresham and Troutdale, as well as everything in between.

After getting a solid idea of what the market had to offer, Jack & Julia decided to write and offer on the best home of all. This was a great 1960’s single-level positioned in SE with a lot that backs right up to the park! This was the first offer that my clients had decided to write, and they were in love as the property checked every box on the list.

At first, it seemed like we had just missed the boat. We were outbid by a small margin but due to good communication when writing the offer and strong first impressions, we had the opportunity to move into back-up position. This allowed us to continue looking, but also remain on-deck should things change.

Lucky for us, this worked out in our favor and our back-up offer was soon accepted. Just like that, we were under contract on the one home that my clients wanted out of more than 20+ that we had seen.

While this was their first offer and we were initially placed in back-up position, it was a success! Despite all the environmental and unforeseen challenges, my clients were rewarded with the one and only home that they wanted which makes for a happy ending and an exciting new beginning as we approach 2021!

My clients are some of my favorite people! I’m proud to say my business is entirely referral-based which means there is a high level of trust naturally built-in to our relationship from the beginning.  Nathan and Isabelle were no exception. They were referred to me by Nathans’s sister, Jenn, who has been a client for years. As expected from already knowing Jenn, Nathan and Isabelle are some of the sweetest people on the planet. They were looking for a cute house with a yard and an oversized, clean garage. Nathan’s hobby is car racing so he needs a nice space to work on cars.

Nathan and Isabelle saw a good number of homes that didn’t quite hit the mark, but they were troopers and stuck with it. They knew exactly what they wanted and they were not willing to compromise. So, when this cutie popped up they knew it was the ONE and they were ready to jump on it!

The market is very competitive right now and Nathan and Isabelle were on board to put together a very competitive offer that was accepted without hesitation! I think it really helped that they had seen a lot of houses already, so they knew a gem when they saw it and were ready to fight for it. This house couldn’t be a better fit for Nathan and Isabelle! Seriously, it almost seems as if they manifested it, that’s what a great fit it is. They did the right thing by waiting for something that checked all the boxes!

A Neighborhood Favorite Finds an Adorable Bungalow

Congratulations to Tim & Artie!

Tim and I have known each other for long time. He is a dear friend and, as the owner of Little T American Baker on SE Division, a beloved part of our community. He is beyond kind and very thoughtful. Good vibes lead the way in everything he does. That charm led the way for Tim to find a very special home!

Firstly, Tim found a house that wasn’t even listed for sale, all on his own! A friend of his knew another friend was planning to sell her cute Bungalow in the Hawthorne district. Seemingly a red carpet rolled out in front of Tim because shortly thereafter we were inside the house taking a look around. It was a perfect size, had ideal updates and was in fantastic condition!

Another part of what made this transaction special was the seller and her agent. They were clear, prompt communicators and a pleasure to work with. Buying a home is a big deal, and it’s always going to bring a little stress along with it. But when both sides can work toward a shared goal and with mutual respect, it can be a great experience!

Work hard and be kind really sums up my whole work philosophy, and for that matter, probably my whole LIFE philosophy! It also sums up Hoyt and Maggie!

I love working with other hard workers. Maggie and Hoyt are a great example of how hard work, kindness, and trust can take you a long way down the road of life.

I first met Hoyt and Maggie years ago when they were purchasing their first home. And oh how time flies! Fast forward to 2019 and their family has outgrown that lovely ranch and is ready for more room.

One of my favorite parts of being a Real Estate Broker is helping clients prepare their homes for sale. It’s very rewarding to suggest updates and tweaks that prove to have a big impact on the outcome of the sale.  Maggie and Hoyt worked super hard and did an amazing job updating their home. Their kitchen remodel looked fantastic! And because of all that hard work, they were extra jazzed when they received 6 offers on the house!

So, you can imaging that after all the work Hoyt and Maggie had just done to sell their home they now wanted to buy a home that didn’t require much updating while big enough for a growing family. Plus, they have fantastic style, so that was a given! After a few near-misses, we found the CUTEST, remodeled home on a corner lot in Piedmont.  The big yard is full of potential and garden space, with plenty of room to improve the value.

I am so grateful to have hard-working and kind clients such as Hoyt and Maggie!

When The Playbook Calls For An Audible…

A couple of real estate truisms…

1). The clearest path to success for our clients is often found by following a well thought out blueprint (a specialty of mine, as it just so happens).

2). We collaborate and honor our client’s wishes.

My latest listing in SE PDX is an interesting example of the above. While prepping a listing for a photo shoot the other day, I asked the homeowner if she meant to have left her BLM sign in the front window of her house. She said she was unsure if it was a good/bad idea and then asked my opinion. Having helped this person buy the home several years earlier, we’ve built our relationship on trust and candor, so I dive in “Well, umm, errr”, but then “The conventional rule of thumb in real estate marketing is to present a Seller’s home in its most attractive light to the widest audience possible. Again, just generally speaking, creating a space that a prospective buyer can imagine themselves inhabiting is the goal, so keeping personal items (like a Seller’s family photos) out of sight might help ensure that a potential buyer’s own vision doesn’t get obstructed. After all, anything that could limit a home’s audience could mean less demand & less bottom line for the Seller. However… There is also a scenario wherein a personal statement will attract and/or compel an even higher bid. Ultimately, there is no one correct answer here. After all, much like with a person’s social media account, at some point there’s usually a conscious (and very personal) decision on whether or not to try and maintain a neutral presence, or to just lean into yourself hard.” In the end, the Seller instructed me to include an image of her house with the sign proudly posted, just not the lead shot on Zillow though.

What a great little property and it went under contract (with several offers for well over list price) within 72 hours!

From Seattle to this North Portland Charmer

Some closings are better than others. This one, is one of the good ones. A little over a year since I helped him sell his condo downtown, I got to help my good friend Matt and his partner Libby, on their purchase of this wonderful North Portland Stunner.

If you haven’t gotten the memo, it’s been crazy out there in the Real Estate Market. Matt and Libby started their search in the midst of this Pandemic and right at a time that the limited inventory and pent up Buyer demand came to a head and everyone on the West Coast started to shop for a home in Portland. They made offers on 3 homes prior to this, all multiple offer situations, all ones they lost out on, with the last one coming close and they were offered back-up position. While waiting for that one to sort itself out, they saw this one hit the market and it spoke to them. Stunning updates, amazing back yard, fairly quiet pocket in an area that most people would not have considered. The made the drive down from Seattle to check it out on a long weekend of looking at properties and this was the best of the bunch. Tasteful updating, and a backyard that you felt like you were in your own garden oasis. Welcome back to Portland, Amy & Katie!

A while back, I helped Amy and Katie buy a lovely home in SE Portland. Then I helped them sell that home a few years later for a big and unexpected move to San Francisco. We had become friends and I knew I would miss them!  I was honored to be a part of their wedding celebration in 2019. I got to meet their amazing family and I just adore them both so much. They’ve lived all over the place, so I figured we would catch up here and there throughout the years. And, besides it would be a great excuse to visit them in San Francisco!

Fast forward to last month, I had just helped Amy’s sister, Ashley and brother-in-law, Cody buy a cute house in SW Portland to start their new family (woot woot for referrals!). The baby is due in December!

Funny how life happens because the next thing I know Amy and Katie called to say that they really missed Portland, they already found their dream house in Dunthorpe and they were eager to move back to Portland! I did an extensive FaceTime tour with them and we wrote an offer and had an accepted offer within a few short days.

The house itself is beyond stunning: some of the notable features are walls of sliding glass that gracefully blur the line between the outside and in,  lush landsacping, a serene courtyard, spa-like master bath, and a gentle stream running through the property which is over a third of an acre. It’s truly a breathtaking home and was recently featured in the Oregonian! A local and very respected architect, Sid Scott of Scott Edwards Architecture and his wife Teresa Scott bought this home about 4 years ago and have been busy with a “down to the studs” renovation of this mid-century home. The incredible transformation of this home and so wonderful to see job design and projects like this happening in Portland.

Empty Nester Plans

Jamie and Wendy are on the precipice of becoming empty nesters.  This can be a very emotional time for parents, and this fact is no different for these two, but it can also be exciting! They have been preparing to make it a fun new phase of life and a simpler time. After selling two of their rental properties they were ready to find a new place to call home.  The goal was to find a smaller, energy-efficient mid-century home, with livability on one floor and quality extra living space for the kids to come home and visit.  Finding all of this while maintaining the same walkability and proximity to friends was not an easy task, but when this home hit the market they simply knew it was the one. The competition was fierce, and what was needed to be the chosen offer was uncomfortable, but thanks to a huge amount of trust and counsel they charged forward and their offer was accepted.  We simply love these two, and it was such an honor to help them!

Fresh Starts, Past Connections

How’s everyone?

Today I want to share the story of Tom and Nicole. They were introduced to me by Tom’s sister, Christine. She and I worked together in our past lives, and I was so glad to hear from her when she asked if I could help. Tom and Nicole were getting divorced and needed to sell their home.

It was/is an amicable split, but there was work to do before we could get the home on the market for top dollar.  After meeting with them separately over Zoom, and taking a virtual walk through of the home over FaceTime, I set an appointment to come to the home and evaluate it in person to inform my pricing opinion and get a sense of what they could do to quickly get it on the market and maximize their ROI. Together, we created a punchlist for the home they agreed to do, including painting the exterior of the home. I turned to my friend and color expert at Miller Paint to give some suggestions of color combinations, and provided them with my exclusive discount to help them purchase the paint and get the home show-ready. I layered in my staging and design to give the home a fresh, modern and charming feel.

Within three weeks, we were on the market. The HD photos and interactive tour gave the buyers what they needed to get a sense of the home online. Off the bat, tours were scheduled by appointment and spaced apart to prevent overlap/crowds. By day two on the market, Tom and Nicole had five offers to consider, all of them well above asking. Now, three weeks later, they’ve closed on the sale of their home and are able to move forward to their next chapter. I wish them all the best and am so grateful for their trust and partnership in the journey.

Let’s take a minute to celebrate being single! There is so much strength in creating and appreciating your own space, and Jess is over the moon in this townhouse!

I’ve know Amelia since she was around 10 years old. God, that makes me feel a little old! I saw her grow up and celebrated with her, Brad and the whole family at their wedding a few years back. With the level of care that we take to be physically involved with our clients in their process of purchasing or selling a home it is no surprise that enforced social distancing regulations has brought forward opportunities for REALTORS® to think outside of the box of our typical practices!

Over the past few weeks I have been following closely the guidelines and suggestions from the National Association of REALTORS® and looking to leaders within Living Room Realty’s brokerage for how, as an industry, we should navigate our normative practices in the midst of COVID-19.

As a person who genuinely loves a challenge and even more loves being creative, I decided that I would come up with a way to physically see my client on key-day while having a light-hearted take on social distancing. Key-day is often the most joyous of days in the process of home buying and I wanted to make sure that I was taking the correct precautions to keep my client safe but also maintaining the “fun” in such a special day.

How did I achieve this mix of safety and fun you may ask?

In regards to safety I used gloves and Clorox wipes to give the keys, key-chain and a clear plastic gift box a good wipe down. I then sealed the box with fresh ribbon and sprayed the finished product with Lysol disinfectant spray.

In Regards to the fun; I then took the sanitized key box and attached it to a brand new cat toy wand so that when I was face to face (and at least six feet apart from my client) I could effectively and safely transfer the keys to his hands – touch free!

I could feel my smile going ear to ear as my client laughed with me and shared his entertainment of my methods. Not only did we still have fun on key-day we were able to do so safely.

I am a firm believer that using my resources of creativity during times like we are seeing today, will serve me in future transactions. Experiences like these promote innovation in our practices as REALTORS® and may even prompt more “fun” in the process for our clients!

Grit, Grace and the Good Stuff

Congratulations to our First Time Home Buyers!

I met Megan and Natasha at one of my open houses last fall. They stopped by with their adorable daughter, Paloma, and as we started chatting I felt a connection with them right away. We learned they were in town from Santa Cruz to check out houses in the Portland market and after a few days checking out the city and going to open houses, were feeling really good about making the move! We made the plan to keep in touch and, as all Portlanders do, we recommended some of our favorite restaurants to check out while they were in town.

Through emails and conference calls, we were able to get to know each other surprisingly well, and by the time they arrived for their first in-person visit to tour homes together, we were ready to hit the ground running. We toured a lot of homes in many different styles and vintages, all the while going over the benefits and drawbacks of each. Megan and Natasha are thoughtful, research-oriented and very good at asking questions, and those qualities that make them a great match for us! So with an accelerated home buying education, they decided that new construction was the best choice for their young family.

We found the sweetest new construction home in the fantastic Woodstock neighborhood on a picture-perfect street. Given we are all staying home to be safe for now, these buyers will be moving up to Portland as soon as this whole Covid-19 thing settles down. Welcome home!

You Know it’s “The One” When You Want to Throw Up

I met Molly at my coworker Bonnie’s open house. Bonnie had been working with Molly and her husband David to find the perfect home for their family, who had outgrown their small two bedroom apartment.

While at the open Bonnie turned to me and said, “Do you have buyers for this listing?” and when I replied that I didn’t she introduced me to Molly. Molly and I then walked around the home, where she let me know she liked the home so much it was making her feel nauseated. 🙂 So I tried my best to ease her nerves while we waited for David to show up.

Adam and Mikey were first-time buyers ready to shift into investing,  instead of spending money on rent every month.  They contacted Living Room and were passed to me as a resident condo expert.  We toured a number of condos around town but as so often happens, they kept coming back to this one, again and again, deliberating whether it suited their needs. In the end, this private townhouse won them over with the right price,  2 bedrooms and small private outdoor space.  We were able to negotiate their closing costs to be paid by the seller along with a long closing so the current tenants could move out.

Giving Back to My Community

My oldest daughter attends our neighborhood school of Scott Elementary in the Cully neighborhood. We have been so fortunate to be a part of this community, which has been made even better with the award winning PTA at the school.

In the past 4 years since we’ve been a part of the school, I’ve seen it change by leaps and bounds. This is in no small part due to the efforts of the PTA.

In an article written for pdxparent.com, Denise Castañon writes “Scott is one of the most diverse schools in Portland Public Schools. The school is home to a dual-language Spanish immersion program, and Latinx students make up 41 percent of the school’s population. Black students account for 18 percent of the population; Asian and Pacific Islanders account for 4 percent of the students; Native students make up 2 percent of the population; 7 percent of Scott students are multiracial; white students are just under 30 percent of the population. It’s also a high-poverty, Title 1 school with more than 95 percent of students on free and reduced lunch. In addition to Spanish and English, Vietnamese and Somali are spoken by Scott families.”

Castañon credits recruiting bilingual parent leaders as being crucial in bridging the divide between the different communities that make up the school. She also notes that PTA president Kristen Hoffman has been tireless in her efforts to bring our community together. And I concur! Kristen is not only a client whom I helped find a house for she and her family last year, but a powerhouse in our community.

This year I have decided to give back to my community by donating 1% of all of my commissions through the end of the 2019/2020 school year to the Scott School PTA. I believe in giving back to my community and I believe in the great work the Scott School PTA is doing to improve the lives of the children who go there.

How do you get the seller to pick your offer?

Winning Multiple Offer Strategies

You just walked in to a house that feels like home right off the bat. You love the filtered light and would have chosen the finishes yourself. It seems too good to be true… Okay, maybe it is not totally perfect, but it is by far the very best place you have seen within your budget. Now what?!

The trouble is that lots of people like similar places and if your heart is throbbing for this gem of a property, in all likelihood you will have competitors. How do you fight to win?

Let’s be honest, nearly every seller is moved by the bottom line, but there is often more to the story. This is not to say you can overcome the obstacle of an offer with a significantly bigger price tag, or someone with a pile of cash when you have worked hard to save up a modest down payment.

There are, however, lots of things that can sweeten the deal enough that if your offer is neck and neck with another, or maybe even a bit lower, might make all the difference and get you the house you want so badly.

Here goes:

1. Show your finances are solid by including your pre-approval letter from a local lender that is well respected in the community and if you have a large down payment include proof of funds (don’t share your account number).

2. Write a sincere, authentic and heartfelt letter to the seller. Make it short and sweet. Express your appreciation for the homeowners and their property, share a few details about yourself that show who you are and include a fun pic or two (kiddos- canine, feline and human, or other species, make great subjects).

3. Work with a great buyer’s agent in that frequently does business in the area where you are shopping. Relationships in the industry can be critical. You are relying on your agent to communicate well with the sellers’s agent and be someone they are eager to work with. Visit prospective agent’s Zillow, Nextdoor, or other profile pages online to see their recent activity. Check agents out on Peer Reputation to see how colleagues view them, as well as reading reviews from consumers online.

4. Get advice from your agent about the myriad details that can make a difference. Consider some examples-

  • Tighten up your inspection contingency by shortening the time frame, etc.
  • If you’ve received the Seller’s Property Disclosure you can elect to waive the associated contingency if you are confident about your purchase.
  • Increase the dollar amount of your initial earnest money deposit.
  • Find out the seller’s ideal closing and possession dates and give them what they want.
  • Can you let go of the requirement for the property to appraise for the sales price?
  • There are many tweaks that can make a big difference…

I am so thrilled to have worked with Graeme and Stacey to purchase this beautiful home. I’ve known Stacey a very long time now. Before she was married and had the cutest son on earth, she was my roommate. That was back when Bernadette and I felt that having a roommate made paying the bills and our mortgage a bit easier.

A lot has changed over the last 10 years although Stacey and I have kept in touch! She met Graeme and they are, hands down, one of the most well-matched and adorable couples out there! I was honored to attend their fantastically gorgeous wedding about 5 years ago. Since then, they have moved to Canada for work and back, had their son Roen and decided to move back to Portland. Yay!!

Stacey and Graeme have some of my favorite character traits- optimism, realism, curiosity and humor. What great traits to work with when shopping for real estate! They were in the market for a comfortable home in a beautiful setting, not too far out in the country and not too close-in to the city, with a master on the main. As first time home buyers who are research-driven, we naturally looked at a lot of houses. And it was a blast! In the end, there was one that they just couldn’t get out of there mind and every home was then being compared to ‘the one’.

Firehouse Row – Living History

At the corner of SE Harrison and 7th Avenue a number of Victorian era homes have been carefully preserved. Originally built in 1893 as rental homes, shortly after East Portland was annexed by the booming City of Portland. One of the renters, Lee G. Holden, designed the adjacent fire station (circa 1913) and these houses were often home to firefighters who worked at Engine No. 23 and their families. The firehouse itself later made history as Oregon’s first medical cannabis dispensary and now their bud tenders offer medical and recreational weed.  They have maintained the original facade and some of the other architectural features of the old station. Commonly called Firehouse Row, the official name of this little enclave of Queen Anne lovely ladies, added to the National Historic Registry in 1989, is The George P. Lent Investment Properties. George, who was born in Portland in 1852 to the eponymous Lents family, of the Lents neighborhood, built the now famed homes.

Then and Now

When Brendan and Mary described their wish list for a first home of their own, this beauty with its turret, colored glass and other historic architectural details came right to mind. It was love at first sight. Navigating a VA loan, with all the extra requirements regarding property conditions, on an 1893 historic home, was a bit of a battle. Also, the home was being used as a short term rental, further complicating inspections and repairs, because we had to schedule all of our appointments around guest bookings. In the end we got it all successfully squared away.

Gracing the walls of the Airbnb, the sellers had some very old mounted photos of the house and neighborhood on display. As a wonderful gesture they left them for Brendan and Mary to enjoy. A very sweet gift! The block is still intact, providing a rare site of old, old Portland housing.

On their project list is repainting the exterior. Mary and Brendan contacted Bob Buckner, famed color expert of The Painted Ladies Revisited and other works on Victorian homes and he coded photos of the house to guide them through how to get the paint job just right. I cannot wait to see it!

Charmed by the First

Sometimes when you know, you know. When Shani came to me to look for her “downsize” home after enlisting me to help her sell her Multnomah Village house, she sent me a list of what she envisioned her next home to be. It was as follows:

“My new home is quiet, private and surrounded by greenery.  It has lots of natural light and its surroundings are friendly to birds, butterflies and other wild creatures.
The interior is bright and well-ventilated and has a living room, two bedrooms, 1-2 baths (including a bathtub) and a kitchen/dining area with room for a table for 6.  There is generous closet space and the kitchen has efficient storage and ample counter space.  Ideally it would have a wood-burning fireplace. It has reliable cell reception and internet service.  It has in-unit washer and dryer, and it’s clean and lovingly maintained. There’s a pleasant outdoor deck or patio that accommodates a dinner party of 6. Any garden is compact and easily maintained.
It is situated on the west side of town, walking distance from one or more of the westside’s incredible trails (eg, Marshall Park or Multnomah Village/Council Crest/Washington Park/Hoyt arboretum areas).  Ideally it’s also walking distance from a neighborhood center (eg, Multnomah Village or Hillsdale). There’s easy, convenient parking for me and my guests, and  it’s convenient to I-5 (although not within earshot). My neighbors are quiet, friendly and considerate.”
At first I thought it might be a challenge to find all of those things, but on our very first outing we found exactly what she described. Well, except the fireplace was gas instead of wood-burning. We all make sacrifices. 🙂
After looking at a couple more duds that didn’t fit the bill, we came back to this beautiful unit nestled in the trees with many updates and beautiful built-ins. It was the perfect fit for her!

House Hunting Adventures Gone Right

What happens when you aren’t from Portland? You look at homes in your price range wherever they may be! Think NE Portland, SE Portland, SW Portland, Milwaukee, Oregon City, Sherwood, Tigard, Woodburn, Canby, Gervais and Newberg. It was a whirlwind of house hunting with these two but it was nothing short of adventurous. We saw gigantic spiders, ceilings that were too short for us, tires that were taller than us, a LOT of wall paper, a little mary jane and had our first experience with an Opendoor home.

Patrick and Sarah decided on a cute Newberg ranch in a nice neighborhood, close to the aquatic center. With a little love this will be a darling home for them. They plan to put in new floors and carpet, paint the interior and remodel bathrooms before moving in. These two have big plans for their life: grad school, getting married, and owning a lot of real estate are just a few of them. They are smart and fun, easy going and kind.

It’s clients like Patrick and Sarah that remind me why I love being a REALTOR®®. I will adventure with you guys anytime!!!

We Wear Many Hats: Chapter 1

From an outsider’s perspective a career in real estate can seem like a dream. With HGTV cranking out series after series depicting agents showing a few houses one day, a short montage of renovation and a happy family reveal, it makes it all look so easy. With it’s flexible schedule and theoretically enormous income, what’s not to love?! Well, as with any job, there is more to being a REALTOR® than meets the eye. A truly dedicated realtor, in my mind, is far more than a salesperson. Although marketing and showing a home in it’s best light is indeed a much needed skill, a good REALTOR® is most importantly an advocate for their buyers and sellers and, as such, there is great depth to the job. All said and done, our work requires us to utilize a very diverse set of skills and this blog series lets you in on the nitty gritty of some of the less commonly acknowledged hats that we wear.

Real Estate Agent as a Project Manager:

You get what you pay for and when you opt to hire a full service realtor, such as myself,  you can anticipate to not only receive vetted contractor referrals from me, I can also be highly involved with scheduling and oversight of these contractors.

For sellers, we formulate a comprehensive and strategic plan to guide them as they prepare to list their property.  Working with the seller to execute the plan is one of my favorite hats to wear.

On the flip side, similar work is done on behalf of the buyer as they perform their due diligence on the property that they plan to purchase.  Immediately after a buyer has had an offer accepted we jump into action scheduling important inspections to ensure that our client is making a well informed decision about the physical health of the house in which they are investing. Whether or not our buyer can be there we attend all inspections of which there are generally a minimum of four. In the case of Anna and Daniel, there was a lot of work to be done when they found their charming little cottage in Creston-Kenilworth. Keeping budget and location top of mind, they decided to dive into a fixer. As is often the case with a house that has deferred maintenance, there were a number of issues found during the inspections that needed further investigation. All said and done, I organized bids and repairs with 9 different contractors over the course of their purchase. Because I love learning new things,  I truly enjoyed the process.  Learning about the inner workings of this house through thorough investigation allowed for Anna and Daniel to be well informed but I also gained knowledge that contributes to even better service for future clients. Although I consider this coordination part of my job, I often forget that not all agents are willing to take on this role with the same level of commitment, it felt oh so good when, over a champagne toast at their new home, Anna and Daniel expressed their gratitude for this behind the scenes work on their behalf. It was a great reminder that going that extra mile really does matter.

 

Whether buying for the first time, selling a cherished family home or relocating to this fantastic city, it is truly an honor to see my clients through their transition and make the process fun and painless.

Hidden Gems

Deep in South East Portland is a condo development that will surprise you, it’s called the Wade Park Estates.
This is going to sound like a sales pitch, but keep in mind I’m not currently selling a unit there. I have helped to sell one of the condos and just recently had clients purchase a home there.   I  have some recent, first hand experience with the HOA and the homes. Hunting for a Unicorn

I love a good challenge and when Megan and Mali came to me with the goal of finding a family sized home, within their budget, with a half acre lot, in inner NE,  I knew I had a tiger by the tail. Fortunately, we had plenty of time.
We looked for about a year and a half and had some near misses but nothing really fit the bill until. It’s the first step most prospective buyers need to take before they even start looking at homes: Call a lender and get pre-approved to purchase a property. You need to know what your monthly payment will look like compared to your income, and your REALTOR® needs to have a strong basis for your price point in order to make sure that your time house hunting is well spent.

 

The Surprising Downside of Frugality

The first thing a lender does when reviewing your financial outlook is check your credit report.  Unfortunately for many of today’s first time home buyers, having a strong credit history is hard to come by. In general young adults, i.e. millennials, tend to be financially conservative. Considering most young adults must take on large student loan debt in order to complete their education, it’s not surprising they tend to visit website and avoid consumer debt and only buy what they can afford, often in cash. They supremely dislike the idea of paying interest into the pockets of large corporations, and truly understand the risks of revolving debt.  

These choices sound healthy, right? Unfortunately, if you haven’t made purchases with credit and paid them off successfully over time, you won’t have much of a credit history to assess. As many millenials have found, it’s very difficult to buy a house or car with a weak or limited credit history.

 

Zingo Improves Your Credit Score

But wait! Most young adults dutifully pay rent and utilities every month. However, credit bureaus rarely track these payments. That’s where Zingo comes in. Zingo helps you automatically report your rent payments (and soon utility payments as well) to credit bureaus.

After evaluating the ins and outs of this financial service, Living Room Realty has teamed up with Zingo to help renters improve their credit score, so they can be in a better position to buy their first home. 

More details about Zingo:

  • You must be at least 18 years old to enter into an agreement with Zingo.
  • There generally is no charge to set up your account and begin reporting your current rental payments to the credit bureaus. If Zingo is unable to validate your rental data through their automated process, they may need to reach out to you for further information. If a manual process is required for verification, there will be a one-time fee of $19.95.
  • Zingo can only report rental payments made to professional property management companies, not to private landlords. You can report previous payments to your current address as far back as 24 months.
  • You can add past rental payments for a different address, for a charge of $29.95 per address.
  • Currently Zingo is only able to report your rental payment data paid through financial institutions (no cash payments). Soon, they will be able to report utilities, insurance and more. Feeling the Love in SW Portland

Never Have I Ever…

Mary Ann came to me as a referral from one of my favorite clients to date, I already knew I would love her based on that. As we toured her home for the pre-listing walk through, I began to jot down my regular notes: take down posters, narrow down decorations, put away unnecessary kitchen counter top appliances, yadda yadda. Pulling out all The Stops

Congratulations to Cissie!

I recently had a great experience helping one of the coolest ladies in Portland buy her first house! Cissie is sharp, kind, effortlessly cool and plays bass in a band called The Stops. She found a super cute single level ranch on a quiet street in NE Portland’s Hazelwood neighborhood with fruit trees and a big yard.

Also, because Cissie doesn’t drive, this transaction got me thinking about Portlanders who live without a car and are buying a house on a tight budget. Through the process of showing her houses and neighborhoods, I gained a lot of knowledge around which outer neighborhoods are best for car-less commuters. After working with Cissie I’m happy to report there are many great places in a modest price range with great transportation options!

Compared to most, Portland is a wonderful city to have a car-less lifestyle. The commute might be soggy from time to time, but definitely do-able. If you ask most people where a good place to live without a car in Portland might be, you might get an answer like: The Pearl or close in parts of the city. But prices are sometimes steep in those areas and competition is high. What I noticed is that parts of the Eastside as well as parts of North/Northeast Portland are perfect for public transportation and bike commuters and the price point is within reach for a lot of first time home buyers!

Qian and her mother Amy ventured into real estate together 5+ years ago by purchasing a lovely NE Portland home on a huge lot. Entertainer’s Delight

Ted and Angela said they like to entertain, so when I stopped by on their first day in their new home to find there had already been a steady flow of visitors and a gathering was in progress, it was clear this was the perfect spot for them.

Sometimes, as a real estate agent, I get that feeling that a place is just right for my clients and it is so rewarding when it all comes together. The moment I opened the door to this classic, yet re-envisioned 1920 Craftsman style home, I knew it was ‘the one’. I called Ted and Angela on the spot and asked how fast they could get to Portland from their home in Seattle. We had looked at enough homes together that were not quite right and I did not want them to miss this one which had everything on their list.

Congratulations to Julian and his family!!

They say: kind people are the best kind of people to know and and that quote reminds me of Julian. He was referred to me by my fantastic preferred lender and I’m so glad I met him! He was great to work with and I’m thrilled we could get him into the house he had his eye on. 

Julians home buying story is a simple one really… Julian saw a house for sale down the street from where he was living and he took a shot at making it his own! First things first, he went out and got pre-approved (everyone should be taking notes here! Ha!) The house was well loved although it had a few quirks. He was a very diligent buyer, kept an open mind through inspections and in the end both sides were able to see eye to eye in order to seal the deal!  

The house is super cute, the yard is completely dialed in with lovely landscaping and he will be enjoying blueberries, raspberries and flowers from his garden. I hope Julian and his family have a great summer hanging out in the amazing yard and patio!

Senate Bill 608: New Regulations Are Changing the Game for Landlords

The new state Rent Control Bill – Senate Bill 608 – has caused a flurry of confusion for landlords and those property owners considering renting out a house or unit. Add in the fact that the city of Portland already has its own Tenant Relocation Assistance Ordinance and suddenly there are a lot of new hurdles for landlords to navigate.

After taking classes, doing tons of research, wherein we had to find out more about this accident lawyer in Orlando, FL, and hearing what real estate attorneys have to say about Senate Bill 608, we’ve broken down what these new laws might mean for you. Portland landlords need to understand the requirements and restrictions of both state and city regulations, and how they overlap. Fair warning, in our experience even real estate attorneys disagree as to the application and effects of these new regulations on property ownership in our area!

 

How does Senate Bill 608 Affect Landlords Who Want to Sell?

Oregon Senate Bill 608 is often referred to as the “Rent Control Bill.” The intent of this bill is to prohibit landlords from terminating month-to-month tenancy without cause after 12 months of occupancy, and to put a limit on large increases in rents.

The big news is that property owners who want to sell a tenant occupied property, in which tenants have lived longer than a year, are no longer able to issue No Cause Eviction notices, unless they meet one of these exceptions:

  1. Owner intends to demolish the dwelling unit or convert the dwelling unit to a use other than residential use within a reasonable time;
  2. Owner intends to undertake repairs or renovations to the dwelling unit within a reasonable time, and at least one of these apply:
    1. The premises is unsafe or unfit for occupancy; or
    2. The dwelling unit will be unsafe or unfit for occupancy during the repairs or renovations.
  3. Owner intends for the owner or a member of the owner’s immediate family to occupy the dwelling unit as a primary residence and the owner does not own a comparable unit in the same building that is available for occupancy at the same time that the tenant receives notice to terminate the tenancy; or
  4. Owner has (A) accepted an offer to purchase the dwelling unit separately from any other dwelling unit from a person who intends in good faith to occupy the dwelling unit as the person’s primary residence; and B) Owner has provided this notice and written evidence of the offer to purchase the dwelling unit to Resident not more than 120 days after accepting the offer to purchase.

*Translation:  A landlord may no longer give a no cause 90-day notice to tenants (after one year of tenancy), then fix up the property once they vacate, in order to procure a higher sales price. A landlord may list the property for sale with tenants in place. Only after an offer has been accepted may she give the 90 day notice to vacate, and only for a buyer who plans to live in the property as a primary residence.

SB 608 also requires landlords to pay a relocation assistance of one month’s rent to tenants evicted for Qualifying Landlord Reasons (with some exceptions). The city of Portland, however, already has its own Relocation Assistance Ordinance and this is one of the major areas where  the two laws overlap.

 

Portland’s Tenant Relocation Assistance Ordinance

On March 7, 2018 the city of Portland made the Tenant Relocation Assistance Ordinance permanent. This ordinance mandates payments from the landlord to the tenant when either an End of Tenancy notice is served, or an increase notice of 10 percent or higher is served, and the tenant then elects to move.

The Portland City Council met earlier this year to address some of the issues created by SB 608. These fixes were adopted on March 13, 2019, and include:

  • Reiterating SB 608’s Qualifying Landlord Reason for issuing an End of Tenancy Notice after the first year of occupancy.
  • Removing a shortened 60-day termination timeline regarding federal mortgage financing for the sale of a property (SB 608 did not make that accommodation).
  • Clarifying several statements on how certain affordable housing may be exempted.
  • Limiting the total amount of relocation payment required by state and city laws.

In order to benefit from a reduced relocation payment, the landlord must pay the total relocation payment in full at the time the 90-day End of Tenancy notice is served. The city’s new language allows landlords to deduct the amount of the state relocation from the amount required by the city of Portland.

Portland Relocation Assistance is awarded as follows:

  • $2,900 – Studio or single room occupancy (SRO)
  • $3,300 – One bedroom dwelling unit
  • $4,200 – Two bedroom dwelling unit
  • $4,500 – Three bedroom or larger dwelling unit

Our take on these new regulations is that once the dust settles, professional landlords whose goal it is to rent out their properties long term, and who understand the benefit of long tenancies, will be less impacted by these regulations.

For those of you who are considering a short term rental period or want to have a large amount of flexibility in terms of when and how you sell or improve your property, our advice is to seek legal counsel before you make any decisions to rent out your property. Renting your primary residence for a few years while you make decisions regarding your next real estate steps has gotten a lot more complicated than it used to be.

We advise you to perform serious due diligence on this issue. Don’t hesitate to call us if you need resources to help you make decisions about renting your property!
