Giving Back to My Community

My oldest daughter attends our neighborhood school of Scott Elementary in the Cully neighborhood. We have been so fortunate to be a part of this community, which has been made even better with the award winning PTA at the school.

In the past 4 years since we’ve been a part of the school, I’ve seen it change by leaps and bounds. This is in no small part due to the efforts of the PTA.

In an article written for pdxparent.com, Denise Castañon writes “Scott is one of the most diverse schools in Portland Public Schools. The school is home to a dual-language Spanish immersion program, and Latinx students make up 41 percent of the school’s population. Black students account for 18 percent of the population; Asian and Pacific Islanders account for 4 percent of the students; Native students make up 2 percent of the population; 7 percent of Scott students are multiracial; white students are just under 30 percent of the population. It’s also a high-poverty, Title 1 school with more than 95 percent of students on free and reduced lunch. In addition to Spanish and English, Vietnamese and Somali are spoken by Scott families.”

Castañon credits recruiting bilingual parent leaders as being crucial in bridging the divide between the different communities that make up the school. She also notes that PTA president Kristen Hoffman has been tireless in her efforts to bring our community together. And I concur! Kristen is not only a client whom I helped find a house for she and her family last year, but a powerhouse in our community.

This year I have decided to give back to my community by donating 1% of all of my commissions through the end of the 2019/2020 school year to the Scott School PTA. I believe in giving back to my community and I believe in the great work the Scott School PTA is doing to improve the lives of the children who go there.

When Amy first contacted me about a move to Portland from Colorado, I knew we were going to hit it off. We both had 4-year-old girls and a wicked sense of humor. I liked her immediately.

We then had a series of whirlwind house hunting trips when she came out to Portland for a few days at a time. I think we saw around 20-30 houses, all told. We wrote several offers that ended up in back up position, due to the fact that Amy still needed to sell her house in Colorado. One of those back up offers was the home that was to become theirs.

A lot has changed over the last 10 years although Stacey and I have kept in touch! She met Graeme and they are, hands down, one of the most well-matched and adorable couples out there! I was honored to attend their fantastically gorgeous wedding about 5 years ago. Since then, they have moved to Canada for work and back, had their son Roen and decided to move back to Portland. Yay!!

As first time home buyers who are research-driven, we naturally looked at a lot of houses. And it was a blast! There‘s No Place Like Home… Except Grandma‘s

As you may know, My business is nearly 100% referral based and this year has been full of wonderful referrals. And Robin was no exception!

I met Robin through her daughter, Joanna. I helped Joanna and her husband buy a wonderful home a couple of years ago to start a family. Fast forward to today, Joanna (and her husband Brendan) had their first child, Robin is a proud Grandma and she spends a lot of time with her Grandson. Another Grandchild is on the way any day now so Robin will help Joanna, even more, when the new baby arrives. It makes sense for Robin to live closer to Joanna and the family. She was looking for a nice, low maintenance home with as few stairs as possible and enough room for the kids to play.

Of course, one of the first things we suggest to Robin is to speak with a skilled lender and here’s my favorite part of this story- I referred Robin to one of our rock star preferred lenders,  JJ Lee Kwai. It turns out JJ had originally referred me to Joanna as they knew each other growing up in Humbolt County. JJ was friends with Robin’s family as a teen in Northern California. In those days, Robin and JJ’s mom had been walking buddies. What a small world!

Jasmine and I worked closely with Robin to find the perfect home in the best location. We looked at many houses and after touring this one, she knew it was right! We loved working with her and excited for her cute new house!

Amy and Lori were referred to me by our very recent buyers, Jess and Julie who also transplanted to PDX and bought a home a little while back. Amy and Jess work together and I’m so happy to have met them! They moved here recently from the Bay Area knowing they wanted to buy a house, but as first time home buyers, they weren’t ready to pull the trigger right away.  They decided to rent for a while to get a feel for the area before buying (which is something I have recommended to many clients when possible). They rented a home in NE Portland and after months of feeling it out, decided they loved the area and were ready for the next step. Jasmine and I set up a buyers meeting to go over the details of the home buying process with them and we all immediately hit it off!

After a few rounds of touring properties together, they found a cutie in Concordia- what a gem! The house is so well maintained and pretty, and I can’t say enough great things about Concordia! So many fantastic destinations within walking distance: Fernhill Park, Extracto Coffee Roasters, The Kennedy School, New Seasons, Dame and Expatriate- just to name a few. I’m so happy for Amy and Lori to start putting down roots in this awesome house and in this wonderful neighborhood!

CONGRATULATIONS TO THE FITZGERALDS!

I met Meghan around 15 years ago (but who’s counting!) Meghan helped me launch my real estate career and we became fast friends. Talk about a sharp cookie – she is one of the warmest, energetic, smart and fun people I know! Fast-forward through the years: she met her now-husband, Justin (he’s equally awesome) and they have 2 beautiful children, Amelia and Tristan!

This is the second time we have worked together. I helped them buy their family starter home in Beaverton several years ago. Happily, this year they were ready to upgrade to their dream home!

The Fitzgerald’s found a gorgeous country home in North Plains with plenty of acreage, gorgeous views, room for ATV trails, a horse pasture and a tractor (which they are excited to learn how to use!). They are thrilled their kids will grow up surrounded by nature and have acres to explore. They couldn’t be happier!

Lake Oswego Easements

So very excited for my clients who’s offer was accepted on this beautiful Lake Oswego Craftsman. Located in the idyllic Lake Grove community, this 3 bed, 2.5 bath home is one of those homes that you don’t want to leave (I got real comfy during inspections).  It’s cozy and peaceful, and was a great deal because at $875k, it came with a Lake Easement.  My clients wanted to make sure that they had year-round Lake access.

So, what is a lake easement?

Easements provide access to property owners in the City of Lake Oswego who have special deeded lake access privileges.  It’s like a small, private club that allows members to access the lake for water activities like swimming, kayaking, canoeing, paddle boarding and boating.

Lake Oswego Corporation (LOC) owns 20 lakeside properties at various locations around the lake to allow eligible easement members to exercise lake access privileges. Each easement is governed by its own individual set of by-laws and has its own volunteer board of directors, which can be found online.  The people we reached out to during our search were always so helpful and friendly. Facilities and rate structures vary from easement to easement. Some have gas grills, picnic areas and playgrounds, while others have boat slips (these usually come with a long waitlist!) and kayak racks.  Initiation fees range from $500-$3000 and annual fees are typically $225-$1000.

There are over 3,000 homes in Lake Oswego whose residents are eligible to exercise lake access privileges.  Sometimes agents don’t advertise that the home they’ve listed has an easement, but this site allows you to see if a property has access to any easements.  Just type in the home address in the box at the bottom.

Easements can’t be sold or transferred. Lake Oswego residents do also have access to two swim parks, although these are only for swim and operate in the Summer months as opposed to year round.

I recently had a great experience helping one of the coolest ladies in Portland buy her first house! Cissie is sharp, kind, effortlessly cool and plays bass in a band called The Stops. She found a super cute single level ranch on a quiet street in NE Portland’s Hazelwood neighborhood with fruit trees and a big yard.

Congratulations to Julian and his family!!

They say: kind people are the best kind of people to know and and that quote reminds me of Julian. He was referred to me by my fantastic preferred lender and I’m so glad I met him! He was great to work with and I’m thrilled we could get him into the house he had his eye on. 

Julians home buying story is a simple one really… Julian saw a house for sale down the street from where he was living and he took a shot at making it his own! First things first, he went out and got pre-approved (everyone should be taking notes here! Ha!) The house was well loved although it had a few quirks. He was a very diligent buyer, kept an open mind through inspections and in the end both sides were able to see eye to eye in order to seal the deal!

A Move Back to the Old Neighborhood

Back in 2011 I sold my buyer Erika and her then husband their first home- a glorious mid-century in Laurelhurst. Since then, we’ve kept in touch and about 5 years ago I worked with her parents when they purchased a dream home on the Willamette. But life has a funny way of going a different path than the one you think you are on, and Erika and her first husband had an amicable divorce. Erika has a new partner, Jake, and they have been living in Gladstone, where Jake works as a teacher. Erika’s kids school, her job and her kids Dad’s house were all in her old Laurelhurst neighborhood, and the commute was eating Erika alive. Erika touched base with me about 4 months ago as she and Jake started thinking about moving back to the Laurelhurst area. We looked at a few houses over a few months, but none were quite right.

The weekend of the great snowmageddon of 2019, a grand old sort-of four-square near the Hollywood District and just north of Laurelhurst came on the market on a Saturday that Erika and Jake wanted to see. Thankfully it didn’t actually snow much in that neck of the woods, so I was first able to show Jake, and then later that evening Erika when she got off work.  The stately 1910 house has grand proportions and on the main floor, and the seller opened up the kitchen to the dining room turning the entire first floor into the greatest of great rooms. From the middle of this space, you can see out windows on all four sides of the house. The seller was a woodworker and built the extensive kitchen cabinetry and built-ins. Erika especially was in love with the house, and Jake loved that Erika loved it so much. It checked all her boxes- bedroom count, layout, style, and most importantly location. It’s just a few minutes away from her kids Dad’s house, their school and her work. Later that night they called me to let me know that this was their dream home and they wanted to put in an offer.

With the threat of snow, the listing agent decided not to do an open house, so we were hoping that not that many people would brave the wild weather to see it. Boy were we wrong. I kept in contact with the listing agent, and within a day of listing it, she was already getting questions from multiple agents wanting to put in offers for their clients. I let Erika and Jake know about the expected multiple offers, but they didn’t want to wait- this was their dream house and even though they knew other offers were coming in, they wanted to get theirs in right away. Knowing that multiple offers were expected, they wrote over asking and I submitted their offer a couple days after it was listed. When buyers know there are going to be multiple offers, a lot of agents and their buyers like to wait until the last minute to find out just how many offers are in, and then advising their clients on how high to write their offer. I spoke with the agent about putting in an escalation clause so that if higher offers came in, that my buyers offer would float to the top. In the end there were 7 offers, but we had put in the first offer and escalation and the listing agent gave us a chance to up our escalation at the last minute, which my buyers did, and they got the house. A few bumps popped up during the transaction that felt like nail-biters, but in the end it all came together. Pictured here is Erika, her youngest daughter and her niece. Turning a No-Cause Eviction Lemon Into Homeownership Lemonade

When my buyers Kelley and Satomi first contacted me in early November the panic in their voices was palpable. A couple of weeks before they had unexpectedly been given a 90 day no-cause eviction notice from the home they had been renting in the Alberta area. Once the initial shock of receiving that notice wore off, they decided to see if they could make the move from being renters at the mercy of landlords to homeowners, despite the fact that they hadn’t planned on buying a home anytime soon and didn’t have a lot in savings to be able to make that  happen. In the couple of weeks since their no-cause eviction notice, they were able to get themselves a pre-approval letter from Umpqua Bank using the Oregon Bond rate advantage loan at 3.65% in combination with a second loan (called a MAP- mortgage assistance program) through the Portland Housing Center. I met them on a Saturday, and along with their 3 year old daughter we looked at a few homes on Sunday including a nice skinny house in Mill Park. By Sunday evening they decided to write an offer on the Mill Park skinny which was at the very tippy top of what they were approved for, but given their family’s needs, the 3 bedroom and 2 1/2 bath the home was listed at a price almost too good to be true for them. On Monday, we wrote up a full priced offer, and by Tuesday, the sellers accepted. Phew.

Once the sellers accepted their offer on Tuesday, I immediately sent over their sales agreement to lender extraordinaire Jennifer Leon at Umpqua, and she contacted Oregon bond to lock in their 3.65% rate. First thing Wednesday morning we received an email from Jennifer letting us know that the rate on the Oregon Bond had gone up 1/2 point over night, but fear not because Kelley and Satomi were locked in at that 3.65% rate. Given that rates have risen nearly a point over the last  year, the days of the below 4% rates are most likely over and won’t go back under that 4% in our lifetime. So not only did my buyers slip in just under the wire, they were the very last buyers to be able to use that rate with Oregon bond. There were so many ways that this whole situation could have transpired so very differently. Had their offer been accepted only a day later, the rise in the interest rate would have put their home out of reach. Had they not found a great home in a great area that was priced incredibly well, they would have been scrambling to find a decent home under $300k. Had the inspection gone south, they would have been thrown back into the mercy of the home price winds. But thankfully, everything went according to the best laid plan.  And when the appraisal came back nearly than 8% higher than the purchase price (I can’t recall ever seeing that happen before) it was yet another sign that the stars had aligned for Kelley and Satomi.

How to bring a seller to tears with a buyer’s letter

My buyer Tung and his partner Corey were first time home buyers and like many first timers, their budget wasn’t vast and the number of homes that are livable in their price range was slim pickings. Additionally they needed to find a 3 bedroom home with 2 bathrooms because Tung’s parents who are disabled would be moving in with them so Tung could take better care of them as they age. Tung and Corey really like skinny houses, but after taking Tung’s parents needs into consideration, they realized that they would need a single level home to make it work for their family. So now we needed to find a 3 bedroom 2 bathroom home in reasonable shape all on one level and for right around $300k and those are about as rare as a wild ostrich in Oregon.

Within a couple weeks of really looking, lo and behold a cute little 1980’s snout house came on the market in Pleasant Valley priced just a hair under $300k. While it backed up to a busy road and most of the interior was painted a sickly mauve color, the rest of the house had everything they were looking for in a location they liked. Considering how low this home was priced, we knew it was going to get multiple offers, even in this market slow down. And sure enough, within just a few days the seller received 4 offers including one that was $20k over list price. The house was priced at the top of Tung and Corey’s price range, but they were able to offer just slightly over list- but nowhere near $20k over list. Thankfully the seller has a true heart of gold and after reading the letter that Tung wrote about why this house would mean so much to him and his family as this home would allow him to take care of his parents, and even though there are much higher offers on the table, she was moved enough by the letter to sell to my buyers. She had recently lost her elderly parents and she reading Tung’s letter literally brought her to tears. So when they say a buyer’s letter can make a difference, this is as good of an example of that happening as it gets.

Because this most gracious seller accepted my buyers offer which was much, much lower than the other offers, we knew that going into inspections that unless something was really wrong, that negotiating small repairs was off the table. As first time home buyers, my buyers were able to take advantage of the Oregon Bond loan- which is a fantastic loan through the state of Oregon for first time home buyers whose income is below a certain threshold. The interest on the loan is significantly below market rate, and being able to use this loan can make a substantial difference in how much a buyer can pay for a house. While the loan is a conventional loan, it does come with one caveat. The home cannot have any pests or dry rot, and to be able to complete a purchase using this loan, a buyer needs to provide their lender with a clear pest and dry rot report. The good news was that the home was in excellent condition with all systems, mechanics and structural integrity in good shape. The bad news is that the front of the house had LP siding- the bad stuff- and the rest of the house had T-111 plywood siding, of which some had severe moisture damage- bad enough that mushrooms had found the siding to be a delicious spot to propagate themselves. Bottom line being that if that rotted siding wasn’t replaced prior to closing, my buyers would not be able to purchase the home.

The seller understood that these were lender required repairs and agreed to having the work done prior to closing, so the next step was finding a reasonable contractor to do the work. The listing agent was amazing and between the 2 of us, we had 3 contractors out to take a look at the issue within two days, and the contractor that came in with the most detailed bid also came in the lowest and could get the job done the following week. All went according to plan with the repairs, and the day before Thanksgiving my buyers closed on their new home. It’s not everyday (or even every year) that you find a seller with as much compassion and integrity as the seller on this house, and if anyone deserves this much good fortune, it’s Tung and Corey.

The Benefits of a Cooled Off Market.

Everyone is always asking me, “When is the market going to chill out? Am I ever going to be able to afford a home in Portland?”.  Well folks, it has CHILLED.  Homes are sitting a lot longer, my inbox is filled with price reductions every day, buyers have some negotiating power again, and the time to look is now.

Viva and Greg had only seen a couple of houses before we found this time capsule in Cully.  Everything about this house was pristine.  It had been owned by the same couple for close to 50 years and they were immaculate.  Aside from the perks of a new roof, furnace, paint, landscaping, double garage etc… there were so many mid-century details left intact.  There is a really cute stained glass window that separates the kitchen from the hallway, a wood pannelled office, a workshop in the garage, and a safe that has a giant combination and handles mounted into a secret spot in the house.

A love hate relationship with fall

 

I have a love hate relationship with fall.

I love the bite in the air, the taste of the first rains and the immense power of the torrential downpours. But I hate wearing coats and hats. Most people love that feeling of bundling up when fall sets in, but it feel constraining to me, like I’m being pressed down into the earth by the clouds and the rains.

I love watching the leaves’ slow dance of color as the cool evenings force their transition. But I hate the constant gray smear that covers the sky, as it covers my mood, like the grief I feel over the loss of warm summer nights. Yet I love a reason to build a fire. Bright, crackling and sparking colors that match the splendor of the leaves. Mmmmm….

But life is about balance and I see those gloomy days as a necessary evil to appreciate the contrast of the bonus blue sky days. I love, love, love it when mother nature grants us a crisp, crystal clear day in the middle of fall and I remind myself that without the cool cold rains I wouldn’t get to live in this amazingly lush green place, with its amazing colors and diverse geography.

One would think that as a lifelong Oregonian I would be used to all this and merely accept it or like many people do, actually long for it, but I’ve just learned to appreciate the contrast. After all, life is often about accepting the things we cannot change and I’ve learned to accept my love hate relationship with fall.

Fall Back… in Love with Color

We’ve fallen headfirst into fall, people. Happy Daylight Saving! (??) It’s hard to believe we are just a few weeks away from the hustle of the holiday season; I’m looking forward to hosting our annual Thanksgiving Day feast and am always open for new recipe recommendations, wink wink.

I’m also ready to do a little something at my house to give it a fresh new look in time for the holidays. We’re going to be doing a full bathroom remodel eventually (add another sink, change up tile, storage — key words: 3 boys + me in 1 bathroom), but I’m going to start with a new paint color. And whenever I need help with color, I reach out to my friend Kristin Van Buskirk. She’s not only a talented designer and color expert, she opened a local favorite shop, Woonwinkel.

Buying a first home is always a big deal. And it’s an even bigger deal when you’ve moved halfway around the world for the opportunity for a better life and the ability to work hard, save money and buy a house. This past June a lovely woman named Ammel contacted me after finding my name and profile on the list of Portland Housing Center partner real estate brokers. Ammel and her parents had moved to Portland from the Philippines a few years ago with the dream of a better life which included owning their own home, and after years of saving, of taking classes they were just about ready to dive into the house purchase journey. I met Ammel and her mom Melba at a Starbucks in East Portland, and I immediately knew that working with this family was going to be about as rewarding as it gets for me as a real estate broker.

They were 95% there on saving up for the down payment and closing costs, and by mid-July, they had hit their savings goal. In addition to knowing the general area where they wanted to buy, they also wanted a home with a minimum of 3 bedrooms and 2 bathrooms with a 2 car garage that would be easy to maintain and very importantly had space for a garden. Having never owned a home before, the idea that they could grow their own food in their own yard had appeal beyond measure.

Once they hit the go button, it only took a couple of weeks to find the perfect home- a solid 1962 one level ranch on the very western edge of the Rockwood neighborhood in Gresham. In addition to the right bedroom and bathroom count, it also had beautiful hardwood floors and a ginormous family room off the kitchen that is perfect for large family gatherings. Two offers came in, and Ammel’s family offered $5k over the list price and that was enough to get them the house. The house inspected great with only a few minor electrical and plumbing issues that can easily be fixed, and we negotiated enough credit for them so that they can have those repairs completed right away. Handing the keys over to Ammel and  her family was a joyous occasion. So many years of dreaming, saving, and researching had all culminated with being able to and successfully buying a home.

Ammel isn’t done though with her dream- buying this home is only the first step in her grand plan as she sees this house as security for her parents future. Her boyfriend recently moved up to Portland from California and looking into the not too distant future, there are plans of getting married and buying their own home, and I look forward to watching this family get settled and bloom!

 

When Selling a house off-market makes sense

As the market cools considerably and brings with it great relief for buyers, for sellers who have been watching the market, the opposite is true. While the balancing out of the market is a good thing overall, the stress of not knowing how long it will take to sell your home and for owner occupied sellers, the stress of always feeling like you live in a museum can be rough. One year ago I would not have advised a seller to sell a home off-market without listing it on RMLS, but in this new reality, for some sellers, this can be the least stressful and most fruitful path to follow.

In May of 2015, I sold the very last home I’ve sold under $200,000 to some wonderful and eager first time homebuyers. The 3 bedroom 1 bath ranch home is close to Ventura Park and is as solid as a rock. After my buyers purchased it, they went about updating it and removing all the carpet, re-doing all the original hardwood floors, and painting it and taking it up 9 notches on the sweet and cute scale. In June of this year, my buyers contacted me to let me know that they were divorcing and going their separate ways, and that they had decided to sell the sweet little house. Fortunately because they are both swell human beings, they have stayed amicable and when it came time to go over all of the details and listing information, they were both very much on the same page. For both of them, they felt that they were struggling first time home buyers when they purchased it, and their sellers had accepted their offer over an investors offer, and now that the time had come to sell, they both felt strongly about selling to a person who would live in the house, and not an investor who would purchase it as a rental.

Because they had done so much work on the house over the past few years, the to-do list for getting it ready for the market was pretty small. Since they had split, the extra bedrooms had been rented out to roommates, so there were a lot of discussions on how showings would work, when we could list, and other considerations that need to be taken into account when there are renters living in the home. They decided the best time to list would be late July or early August. About a week after we went over all the paperwork and came up with the game plan for getting the house on the market, I got a call from my cousin who happens to be a broker at another firm, asking if I would be willing to take a referral from her as this buyer was looking on the east side where I work and live. After discussing this buyer’s wants and needs, it struck me that this house I was going to list might be perfect for this buyer.

I sent the old listing to my cousin who shared it with her buyer, the buyer loved it and couldn’t believe that if she wanted it, and was willing to pay list price, my sellers would sell to her and not list it on RMLS. I went over the proposal with my sellers, and both of them were totally on board and felt like if this could work out, it would make everything so much easier and smoother for them. A few days later and I met the buyer at the house to show her, and it was as perfect for her as she had hoped. So rather than taking a referral from my cousin, I found her buyer a house.

Because the market is cooling, there were roommates to consider and the circumstances of the sale weren’t exactly the happiest, my sellers agreed that selling it to this buyer (who was a real buyer who would live in the house!) felt like it was the way to go. We did a long transaction to give my seller and his roommates time to find new housing situations, and nearly 8 weeks later, the sale closed and everyone is happy. While selling off market isn’t the best choice for every seller, in this situation it made total sense and with an excited buyer in hand who was willing to pay the price my sellers were planning on listing it at and gave my sellers the timeline they needed, all the pieces fell into perfect place. Given what the market did over the last three years with so much appreciation, along with all of the sweat equity they put into the house, both of my sellers are walking away with tidy nest eggs and a wonderful buyer who had struggled to find a house she loved in her price range gets to move into this great house.

The Sumner Invasion

I really loved selling this home. The sellers were very meticulous yet laid back.  The home was bought in disrepair just 4 years ago.  They placed a lot of care and thought into the small things as well as the “bones”.  The EPA certified wood stove, the paneled walls, the added kitchen nook, a custom built wood shed.  So many things, and too many things to list, yet the home sold itself.  I just opened the door and had 36 people come through.  Multiple showings, at least 10-12 per day, until the open house on the weekend and approximately another 30 plus people each day came.  All with the same comments:  “It’s so cute”,  “We love this area”,  “That kitchen nook is perfect”.  Then as people explored the basement with a large wide hallway the house just gets better.  A separate retreat, 3rd bedroom, was calming and functional at the same time.  Multiple offers and most over the asking price, 6 days later, we had a deal the sellers were comfortable taking.  Now just 2.5 weeks later we’re closing and my clients get to travel and explore the world.  Sometimes a home is more than a place to settle in.  Sometimes it’s a snapshot of your life.  A place to start a journey into the unknown and it guides you to the place you didn’t know was there.  This home served its purpose and it will start another.  Congratulations abound!

Then and Now: A Pictorial History of a Portland Home.

Our homes carry history. Especially when they are something that has been passed down through generations, like this one did. Bought in 1936 for $3,700, this home has seen the city grow and change from a small town into the boisterous city it it now. It’s been standing through presidents, wars, fashion trends, and neighborhood transformations.

After housing 4 generations of the Kefsky family, it was time to let this gem take on a new life. The sellers were kind enough to share some family photos of the home throughout the years.

Originally the owners had an extra lot next to them that they used as a giant garden. They were famous for having the best corn and cucumbers and squash around, and the neighbors would come by and purchase their veggies from the family. One of the most distinctive things about their garden was that it was ringed with the biggest, brightest dahlias. When they eventually downsized the garden, the neighborhood certainly felt the loss of their private farmers market.

In 1968 or 1969 there was a particularly massive snowstorm that blanketed the area. The first two photos here are from earlier years before a storm on Columbus Day in 1962 took out the pergola in the front of the house.

Congratulations to my fabulous buyers Audrey and Chris! After being referred to me by a dear old friend of mine (and former client) we started the house search just a few days after we met. THE HISTORIC MORELAND/SMITH/COHN HOME

Situated at the corner of NW 22nd and NW Kearney in the historic Alphabet district, this house was originally built by Judge Julius and Abigail Moreland in 1906. Real Estate Shenanigans

Helping Naomi and her family find their forever home was such a blissful experience.  We found the sweetest  Craftsman-style home in the new Eastridge at River Terrace neighborhood right next to Mountainside High School where her two boys will attend school.

The open floor concept and the beautiful hardwoods, along with the master suite and walk-in closet was just one of many advantages to the newly built home. Naomi and her family could instantly see gatherings with friends and family in the naturally light-filled living room, and of course cozying up to the warm fireplace in the middle of those winter nights.

When it comes to working in Portland, I can never get enough of helping friends find their perfect home, especially when that friend is someone you started in real estate with over 11 years ago. Naomi and I became close friends in a very comical way in the real estate world. One classic, rainy Portland day we were touring homes together to gather practice for our future businesses. We ended up coming across this gorgeous NW Portland home with multi levels and a sweet rooftop deck. Of course we thought “Why not, let’s check it out!” Once outside we quickly realized we were locked out and neither of us had a cell phone on us.  Luckily, a man was jogging past the house on this fairly remote road and we were able to flag him down to come let us in. An outside inside Kenton Mid-Century house

A few years back, my buyers Sasha and Paul entered the Portland home buying market and found themselves awash in the real estate frenzy back when every house was getting 12 offers and nearly every half-way decent house was going for at least 10% over list. After losing out on several homes, the pressure was too much so they bowed out of their home buying adventure.
