Making the Move From Gresham to Lents

My buyer Bev moved to Portland two years ago, and at the time she moved here, she wasn’t that familiar with Portland so when she decided to buy a condo, she bought a sweet space in Gresham tucked alongside the Springwater Trail and some parks. After a year of living in Gresham, she decided that she would rather live in Portland because the drive for work, friends and everything else was getting tiresome. Last summer she contacted me after being referred by a friend. She had found a cute little 1 bedroom house on a flag lot in the Foster Powell neighborhood. She wavered on putting in an offer, and even came into my office where we sat down to write the offer. As we started to go through the paperwork, she hesitated and decided that she wasn’t ready to buy yet. Four months later she contacted me again because she was now ready to buy a house.

In order to buy a new home, she would have to sell her Gresham home. It’s always way less stressful to buy first then sell, and thankfully Bev was in a position where she could manage to swing two mortgages for a little while, so she was able to take the less stressful option of buying first then selling. In January she wrote an offer on a house that was almost too-good to be true, but felt like if she didn’t actually submit an offer, she would kick herself. And when that offer wasn’t accepted, she just shrugged and moved on. She looked at a few houses over the next month, but nothing quite caught her fancy. And then as she was scrolling through listings, she came across a little bungalow in Lents. Based on the photos, it was hard to tell if the house was going to be cute or what the layout was. The seller is an amazing woodworker and most of the listing photos focused on the extensive crown molding and kitchen cabinets- both of which are beautiful, but you couldn’t get any feel for the house and the exterior photos were really blah. The house was just a few blocks south of Eastport Plaza and on a pretty nice block, and it was priced under $300k. We made an appointment to take a look and when we entered, we discovered a sleeper of a house that somehow fell between the cracks. The inside is lovely with lots of windows, beautiful wood work everywhere, a nice flow and a huge backyard. It’s small, but in great shape overall. After spending about a half hour there, it was clear that this was a perfect house for Bev. We wrote an offer, the seller accepted and the transaction went off without a hitch. She moved in and now we await Part 2- selling her condo in Gresham.

Zen Buddhist Master… of Real Estate

The internet is a funny thing. Scott and Michele called me to help them in their search for a home in Portland. That is always a welcome phone call, and, of course, I asked them how it is that they had gotten my information. I’m always love to thank the person who refers me. So Long Longfellow’s. Hello Books With Pictures and SE’s Newest Food Cart Pod!

Katie is my across the street neighbor, the mama of my older son’s best friend and someone who I feel ridiculously lucky to be able to call her a dear friend. We met nearly 9 years ago when my husband and I were on a walk around our neighborhood, Ladd’s Addition, with our then 2 month old packed tightly into his ergo. Katie was hanging out in her front yard with her rosy cheeked son who at almost 6 months old was sitting up and smiling and playing with dirt and grass, while our son was still a little bean who had just recently started smiling. At the time, Katie lived 2 blocks away from us in a rental house. I liked her from the moment I met her, but at the time, it felt like the age gap and development difference of 4 months between our sons seemed like a distance too far for our young sons to traverse and form a friendship. We waved and said hello as we saw each other from time to time in the neighborhood. About a year after we met her she wound up buying the house across the street from us, and by that time my son and her son had bridged the development gap and started playing together, and have been thick as thieves ever since.

About three years ago Katie combined her impressive business, organization, planning and research talents with her passion for books and comics and opened the much adored Books With Pictures shop on SE Division at 11th. All the while she harbored fantasies of one day being able to buy the triangular shaped Longfellows Book Store building at 1401 SE Division St. and move her shop into that special building. Fast forward a couple of years, and after Katie became a newly single mom, she toyed with the idea of selling her home and moving  to a smaller house, but her location in Ladd’s Addition- across the street from our family, a couple of blocks from New Seasons, 6 blocks from her shop and a couple of blocks from the elementary school where all of our kids go to school made the idea of moving away from the neighborhood complicated.

In January of 2018, the longtime owner of Longfellows, the bookstore at 1401 SE Division passed away. The building is only a few blocks from Katie’s home, across the street from Abernethy Elementary where all of our kids go to school, and three blocks east of her current shop location. A few months later the building owner’s son who worked with his dad at the bookshop, closed the shop and put the building on the market. The main floor of the building is retail along Division, and upstairs is a gorgeous 3 bedroom apartment with gorgeous views of the west hills, downtown and the street below. Over the years Katie had developed a friendly bookstore-owner to bookstore-owner friendly relationship with the son, and when he decided to put the building on the market, his vision of the perfect buyer fit the exact description of Katie and her shop.

He let Katie know that he was putting the building on the market, and suddenly all of those fantasies of buying the building, moving her shop into the downstairs retail space and moving her family to the apartment upstairs coalesced into a cohesive plan to purchase the building. The seller wanted to sell to Katie, as he felt she would be the perfect steward to carry on the legacy of the building as a bookstore. So with willing buyer and seller, the next hurdle was financing. Katie wasn’t in a position to be able to get a loan to purchase the building on her own. After examining and thinking and mulling and  it over and talking to folks in her vast network, she decided that if she could raise enough money from investors and sell her home, plus work out some creative seller financing strategy, she would be able ti potentially have enough money to purchase building. For 99.9% of people, this would have been where the dream ended, but Katie is a force of nature  who occupies the center of a talented social and business network and when she sets her brain to do something, she knows all of the right people to help her get it done.

The current location of Books With Pictures at 1100 SE Division is next to Pine State Biscuits, and a large portion of her first time customers stop by her shop as they are going to or from Pine State. Understanding that the synergy between her shop and a popular dining spot created a steady stream of new customers, she decided that part of the picture would involve creating more spaces for tenants offering food. The unique and iconic triangle shaped building sits at the edge of its lot and has a large asphalt parking area taking up the rest of the lot. Katie figured that if she could turn the parking lot into a food cart pod, she would then be able to collect rent from the food carts, and create a destination for folks to visit who weren’t necessarily planning on stopping by her shop, but since they were there, they might as well go in and buy a comic book. The building’s basement is huge, and she saw potential there for a retail tenant that doesn’t require natural light. By late December, she had a solid business plan, a framework where investors could buy shares in the building, and raised enough money on paper to be able to pull it off, and by Christmas Eve she was in contract to buy the building.

Though I have never done a commercial sale before, Katie put her trust in me and together we embarked on a crazy journey that involved tears, laughter, and in the end, nothing but gratitude for everyone involved in helping her make this happen. As exciting as the part about moving her building into real estate she owns, the equally exciting (and scary) part of what made the purchase of the building so appealing was the upstairs apartment. Not only would this be a giant leap as a business owner, it would also be a dramatic change from living in a house with a big yard in the middle of Ladd’s Addition and solve the problem of not leaving their ideal location. As a broker versed in residential sales, the actual sales process of this commercial transaction wasn’t all that different than what I’ve been doing for more than a decade. We had her inspections, negotiated repairs and credits for future repairs and then spent the next two months moving through the transaction. During this time, Katie juggled the management of at least 4 different aspects of the purchase including setting up the LLC and shares with an attorney, figuring out what needs to be done to the building to get it to the point where she can move both her home and shop into it, navigating the complicated food cart pod permit process and raising money from investors. All the while she is still running her bookshop and parenting 2 elementary age kids. And sometime doing the clean up phase, the seller found an old business card for a business that had been located in the space in the 1970’s. And the name and nature of the business? Serendipity Comics, a woman owned comic book shop.

I am extremely grateful to Katie for putting her trust in me and allowing me the opportunity to help facilitate the transactional side of  going from pipe dream to the owner of a full on mixed use commercial building. Just getting to be a small part of the machine has been a highlight of my real estate career, and I could not be more proud and in awe of what my dear friend has accomplished.

Over the next few months Katie is going to be having work done to renovate the apartment upstairs so she can move in with her kids, while simultaneously getting the shop space below and the parking lot readied for her shops big move and for a small 6 cart food pod. She has found a tenant who will be moving his record store down from Seattle into the building, so between her book shop, the record store and the food carts, she is creating a little pie of paradise for the neighbors and beyond. She hopes to have the food carts open by this summer, and we know that this little slice of SE Portland will serve as a neighborhood gathering place for folks who live and work in the area, as well as those who are just driving through. She will be offering gorgeous prints to folks who pitch in financially to help raise funds to build out the new space, and hopefully by next fall, a new and improved Books with Pictures will land in it’s permanent location in the beautiful triangle building at SE 14th and Division.

Thankful for Bad Listing Photos and a Chain-Smoking Seller

Four years ago I helped my buyers Megan and Christian purchase a home off NE Alberta. At the time they bought that house, it was a 2 bedroom 1 bathroom with an unfinished basement and attic, with the only way to access the attic through a pull down ladder from a hatch in the hallway. Over the last four years they have converted their basement into a lovely apartment and finished their attic with a master suite and added a spiral staircase for access. Christian has a construction and carpentry background and did most of the work. Being perpetual project taker-onners, they decided they were ready to purchase a second property to have as a rental, and since they excel at and enjoy sweat equity, ideally they wanted to purchase a home that had an unfinished basement that was suitable for turning into an ADU.

We looked at a couple of duds, and then Megan sent me a listing to a house in close-in SE that had been on the market for 3 months. While the price was unbeatable at $350k, the house was on a busy street, but it’s in a residential section so on a scale of 1-10 of busy street living with 1 being great and 10 being awful, this one is about a 3. From the photos, the house looked dingy, cluttered and in need of a lot of updates and deferred maintenance issues that needed addressing. Given the price and location, despite some misgivings, we went to go see it with pretty low expectations. Upon just opening the front door of the home, we were greeted with a waft of longtime smokers house odors. A good lot of buyers would have turned around and walked out the door at that point. Being seasoned home remodelers, the smell didn’t dissuade Christian and Megan. Washing the walls with TSP, removing carpet and drapes and then repainting should rid the house of the smokers smell. After all, nearly every old house had a smoker given how prevalent smoking used to be. We stepped all the way into the house and lo and behold the house was a pristine mid-century with original woodwork, an ideal layout, beautiful hardwood floors, a formal dining room and original kitchen cabinets that just needed a good scrub down. The walls were dingy from nicotine and the smoky smell permeated everything but underneath all that was a gem. We made our way to the basement and discovered a beautiful basement. Built in 1955, the foundation was built like a tank and the basement ceilings were close to 8′ tall- perfect for finishing. For toppers, the house was in great condition and the roof was brand spanking new.

I have a lot of buyers looking for that perfect mid-century with the fireplace, hardwood floors, and simple layout, and  after seeing it in person, it was hard to believe that no one had snatched it up in three months. After grooving with the house, we collectively decided that the biggest issues with the house were poor listing photos which most likely put off most buyers who would have been interested and the smokers smell for those who actually made it to the house to see in person. After sleeping on it, Megan and Christian decided to go for it. They wrote an offer, had it accepted, sailed through inspections and after the seller secures his next housing situation, Megan and Christian can begin the process of turning the basement into an apartment. After spending a month falling more in love with the house, they’ve decided that they will probably rent out their home in Alberta and then move into this house for at least a year so they can finish the basement apartment without disturbing tenants. And who knows, maybe after spending a year in the house maybe they’ll decide they like living in SE and stay put.

What’s a Sedge you say?

What do you do when you want to retire in a small home? Preferably with a view? Especially near the beach but not AT the beach? Why, you buy a home across from a Sedge of course. 

A Sedge? What’s a Sedge you say? Well technically a Sedge (/sej/) ~ noun is a grasslike plant with triangular stems and inconspicuous flowers, growing typically in wet ground. Sedges are widely distributed throughout temperate and cold regions.

But I’m not talking about any ‘ol Sedge. I’m talking about “Sitka Sedge”. Because Sitka Sedge, located just a few miles north of Pacific City, is one of Oregon’s most recent state parks. It’s comprised of 357 acres that includes, 87 acres of marsh, sand and mudflats. Approximately 12 acres of estuary and 157 acres of dunes and uplands. It’s an absolutely beautiful natural area full of animals birds and plants.

Go just to sit on one of the many benches and listen and watch the birds or wander the 3.5 miles of trails leading to the forest, dunes or out to the beach. I was very grateful to be able to help my clent purchase a home adjacent to such a beautiful place and will most definitely return in my off hours!

5 Mistakes to Avoid Before Flipping a House

I shared the 5 mistakes to avoid before flipping a house with Tra’Renee from Afternoon Live on Friday. Whether you’re a seasoned house flipper or you’re getting ready to restore your first one, you could probably get a good nugget or two from watching my short interview. Check it out here.

  1. Putting in materials and finishes that don’t work
    1. Find out what finishes are being used for houses selling quickly in the area. Use those.
    2. Consider working with a designer or an experience REALTOR® in this area.
  2. Buying a house to flip with no good comparable houses
    1. Flipping a house shouldn’t feel like a guessing game.
    2. Work with a REALTOR® who can show you there are other houses like the one you want to buy that other buyers have bought for the price you need to sell yours for.
    3. Look for evidence of houses selling for a lot more that are in much better condition. Take surrounding houses into consideration
  3. Putting the house up for sale before it’s 100% complete. One chance to make a good first impression.
    1. There are many houses I have walked into with evidence of work not being complete, door knobs falling off. No matter if that is the only doorknob loose in the house, it will BE the representation of that house.
  4. All DIY
    1. Hire professionals to do the professional work.
  5. Taking too long
    1. You had good intentions to flip the house in 2-3 months, and pretty soon that turned into more work than you thought. 9-12 months later you are ready to list.
    2. A market can shift dramatically in 9-12 months. I like to buy a house, restore it, and sell it in the same market
    3. Taking too long also kills personal morale. Keep that moment going.

Sellwood Sweethearts Buy First Home

Greg and Catie spent lots of time dreaming of what their first house might look like. They knew they wanted a three-bedroom home, ideally with two bathrooms. They also had some ideas about where the perfect location might be but hadn’t settled on a neighborhood they wanted to live in yet.

Lots of couples have a list of what they want in a home, but these two did something smart. Their list of qualities for their home and location centered around what they wanted their daily life to be like.

They wanted to be in a neighborhood with a friendly vibe, where they could walk from their home to their neighborhood café. Greg wanted to be able to say hi to a barista, who knew his regular order, before catching the bus for a short commute to the office. Catie brought up hanging out in the backyard which would be fenced for the puppy they plan to adopt and kids they planned to have. They imagined friends and family from out of town staying over, being comfortable, and having their space. Greg would have a room for his office/art studio, while Catie would have a garage to convert to her floral studio.

After imagining their life in their new home, their “Must Haves” list came together easily. As a result, the list for their first home and property went something like this:

  • Walking distance to restaurants, bars, cafes, and groceries
  • Close to the river and parks
  • Yard space for garden and outdoor entertaining
  • Garage
  • Basement with high ceiling
  • Three bedrooms, two baths
  • Open kitchen

Knowing all this, we looked at several different areas. They looked at St Johns and Kenton first, but after spending an afternoon at Oaks Amusement Park, followed by a walk along the river at Sellwood Park, and checking out some treasures at Old Portland Hardware & Architectural, they knew where they wanted to live.

Fast-forward a couple of months, and Greg and Catie are closing on their first home! The one they bought checks almost all the boxes! The few concessions they made were the open kitchen and two bathrooms. Instead, they bought their almost dream home at an awesome price that will allow them to remodel. Next, they’ll add a second bath to make a master suite and open up the kitchen to make it perfect.

Like Roller Coaster Rides? Then being a first time buyer is for you.

Have some money saved?  Feel like your ready to take the leap and become a first time home owner?  You should, its a big and exciting step.  But buyer beware its not all rainbows and moonbeams.  Working with Karin and Mike to look for their first home was an honor.  They looked at about 10 homes and both knew the adorable bungalow with the huge yard in University Park was for them.  Lots of light, fireplace, location, yard for Tumbles and room for improvements, checked all the boxes.

Then the home inspection and sewer scope came back with some issues – which is pretty standard in 100 year old PDX homes.  Karin and Mike were not deterred however and decided to move forward, although a bit of the shine may have worn off.  We had some tough negotiations with the sellers that pushed all of us to the edge, but we wanted this to work.   Yes Karin and Mike had highs and lows through this process, each of them came close to tossing in the towel.  They stuck with it  and both sides had to give up a few things but in the end Karin and Mike have the first home of their dreams.  They have some major projects to look forward to as first time buyers and they are ready.  Most importantly Tumbles the dog has the yard he deserves and Karin and Mike can finally host Thanksgiving dinner next year!

Being a first time home buyer is an exciting experience, but buyer beware you may have some lows along the way.  However with a good team behind you  – Broker, Lender, Escrow they will make your journey as smooth as possible.   I love working with first time buyers and helping navigate the ups and downs.  Looking for your first home, I’d love to help.

Think outside the box.

A single family home isn’t always the answer. Sometimes the answer will lie in a multi-family home. How about buying something with more flexibility like an old Portland style duplex? I’m not talking about your standard, side by side, 1950’s duplex (not that there’s anything wrong with that) but this story is about a charming Old Portland, Craftsman or Bungalow style duplex!

A home like this not only gives you all that added charm and character but can provide more options than a single family home. They can be part owner-occupied and part rental either as a month to month or AirBnB. Multi-generational; put mom and dad downstairs and your family up. Multi-friend; some people are finding that buying a duplex with friends is one solution to the cost of housing. Or keep one half for nanny’s quarters while you need them and then rent it once the kids have grown.  Lastly, many of these homes also come with basements for even more space and flexibility to use as storage, a play room or to convert to an ADU.

So whether you’re looking for options because your property search has stagnated or you started off looking for a multi family home, always remember, sometimes it pays to think outside the box.

36,000 Ft in the Air

Time was of the essence when Andrew called, he found his jewel of a house and wanted to submit an offer promptly. I was in route headed home from our family vacation from Costa Rica to Portland, OR with two layovers and having to be in air for 8 hours. I knew I’d have to find the most efficient and focused time to draft a precise offer while floating in the clouds. So, our offer commenced 36,000 ft in the air on United Airlines.  

The last time Andrew had called me to submit an offer on the home he and his twin Alex bought 3 years ago, my beautiful wife was in labor with our beautiful daughter Sadé Bloom.  It’s always such a fun adventure working with them. 

I originally met Andrew with his twin brother Alex 3 years ago during an open house at one of our listings; I had long flowing dreadlocks at the time. Immediately after connecting with them, I recognized what special geniuses they were. Andrew is astute with his numbers and Alex is Carlos Santana when he plays his guitar. 

Back in 2016 the market was much different, we were deep into a seller’s market, we competed against multiple offers on several homes before we finally landed the perfect home for them at that time. This time around, Andrew set out this voyage on his own and after careful preparation, when the right home revealed itself we got into contract right away.

The best $15 burger in Portland…. for only $12

Portland is Burger town. Burgers come in as many styles and configurations, and the debates over best burgers can be almost as intense as Chicago style versus New York pizza.

We are home to many worthy burgers at many different price points. From Little Big Burgers (sadly the quality has gone downhill since purchased by Hooters) small but adequate $4.00 dollar burger, to Le Pigeon’s, formally rationed to only five a night $17.00 (don’t expect fries with that) masterpiece. But the average price to pay for a better quality burger and fries in a restaurant you might actually like to hang out in for a while seems to be $14-$15. Most of which, in my opinion are just OK and many of which are boring beyond belief, served with purveyor supplied fries and Heinz catsup. (People, there are amazing ketchups made RIGHT HERE in Portland)

But somewhere, lost in a sea of mediocre $15.00 burgers lives the most succulent, perfectly cooked, ideally seasoned 1/3 pound of beef goodness at Redwood. For ONLY $12.00. Served on a Brioche bun, topped with white cheddar (why don’t more people get this?) with a house made pickle and perfectly cooked home cut fries.

Do yourself a favor and go NOW to eat the best $15 burger in Portland for just $12.00!

NICE AND SLOW WITH ROOM TO GROW

Expecting their fourth boy. J&B were feeling the constraints of their first home. They had found a listing for the perfect little slice of rural life just outside the city and gave me a call. The property was a rural farm house in Canby, OR. With over 3,000 square feet and just over an acre of land. The photos online featured a river running through the backyard, one of the biggest Oak trees I have ever seen, and the cutest little pump house covered with ivy.

It was a chilly January afternoon when we decided to check it out. As we pulled up, the sun broke through the clouds. It didn’t take long to realize that this home was perfect for them. Soon after, I went to work developing a game plan
to rush their current house to market. Then we wrote an offer! This gem of a property had been listed for sale by owner for over a year. Imagine our surprise when another offer came in the same day as ours… and it was accepted!

 

First time viewing the home!

We were all a bit devastated. It had been so easy envisioning them making that property their home. I knew how much they wanted that house. We had laid down all of their cards with the offer. The offer was well below asking and at the top of their budget. The house had sat for so long though. So back to the drawing board we went. It was pretty clear from the get go though, that they just weren’t ready to move on.  J&B were not going to just get over “the one that got away”. So, with the impending birth of a new baby, J&B decided that moving just wasn’t meant to be. They decided to stay put for the time being.

Fast forward two months later and two weeks from baby 4’s arrival…. I got a call from the owner of their dream property. Rising interest rates had caused the accepted offer to fall out of contract. The house was going back on the market. The owner wanted to know if my clients were still interested? I immediately called J&B and told them I needed to talk to them in person. They had no idea what I was about to tell them (see the reaction photo above). They were beyond excited and we resubmitted!

 

The house is back on market!

 

Being a rural property. The inspections are a little more nuanced than they tend to be in city limits. We asked for one month to list and sell their old home. We then asked for a 20 business day inspection period rather than the usual 10. The rural property was located on a flood zone. It also had a well and septic tank that we needed to understand.

With baby T due in just two weeks, we went to work preparing their house for sale. Walls and cabinets were painted. Staging was brought in and some landscaping was done to ensure that the house would sell promptly. All the efforts paid off! The house went pending! We then wrapped up the purchase of their dream home!

 

 

Fast forward 5 months. This family is now settled into the rural life! They have spent the summer swimming, catching snakes, making new friends, and enjoying river view sunsets. This purchase certainly wasn’t a short one, but it was well worth it to see this family living their dream! Just as they had envisioned on that cold January afternoon.

 

The C-Word (in Real Estate)

The C-word is showing up in more real estate conversations lately. Well actually a few c-words: Cooling. Creative. CONTINGENT.

Yes, the hot seller’s market is now cooler. Higher interest rates and feelings of market uncertainty have contributed to a slower real estate market, and it’s time to adjust expectations. Buyers have the luxury of getting a little more creative with their offers, like including contingencies, and sellers may find themselves needing to be just as creative when marketing their properties. Let’s look at this from a couple of perspectives.

Sellers: Time to start getting creative. We’re moving into a more balanced market. There are more houses for sale, which means buyers have more choices and they feel they have more time to find the perfect match. The days of selling your house for cash in 24 hours with 10 offers are gone for now.

Make sure you’re working with an experienced agent who knows your neighborhood, and can offer an educated perspetive on what to expect in the coming months. This will help appropriately price and market your house, and it will sell more quickly. If you get one, consider looking at those contingent offers. Keep in mind many of those buyers are also motivated sellers themselves. Have your agent find out if the buyers want to buy your house as much as you want to sell it, first. If you go this route, have some patience. To get the highest price and best terms in this scenario, you’ll likely need to wait it out a couple of months for them to sell their house first.

Buyers: You can get creative too! Need to sell your house before buying? Include that contingency in your offer or ask for an extended close period. Even ask for what you want, what you really, really want. Maybe after seeing many houses you’ve found your 95% dream home. Consider asking the seller to make some concessions so you can afford to make those improvements right away, or even ask if they’ll make those improvements before it closes. It can’t hurt to ask, especially if your offer is the only one on the table.

This scenario played out on a house I sold last week. The buyers found their almost perfect home that these sellers had just remodeled. But, it was missing a few things (or rooms) to work well for their family. What sealed the deal? The extra bathroom and finished living space the buyers asked to be constructed in the the basement prior to close. Not only did the sellers come through on their wish list, this sale was contingent on the buyers house selling, too. Are you still following? So why would these sellers do that? First, they remodel houses for a living so it was in their wheelhouse. Second, the buyers were willing to hand their earnest money over to the sellers before closing so they could make these personalized updates for them.  Cool clients, contingent closings, creative considerations. All c-words on this one.

The market is changing. If you’re actively in it, you know that. Selling right now? Work with your agent to ensure you’re competitive and make sure they’re working creatively to get your house sold. If you’re buying, don’t pass up that 95% dream home. Just ask for what you want. The sellers will be glad you put a thoughtful offer together.

Last week marked the first anniversary of my joining Living Room Realty, which was a very big deal after nearly 26 years in the same office! Like moving to a new house after many years, changing work homes is exciting. Why’d I make a change after all of those years? Well, I decided it was time to align my workplace with my ideals.

A Perfect Day in Portland’s Boise Neighborhood

If you’d like to squeeze as much adventure possible out of Portland’s Boise neighborhood, you’ve come the right blog. We’ll cover the highlights in two of Portland’s hippest enclaves, providing an outline of how to get cover the most ground in a single day. Portland’s Boise neighborhood spans two prominent cultural pockets, including Mississippi Avenue and Williams Avenue. Unrecognizable from its history as an oft-neglected residential community, much of Boise now represents the creative and entrepreneurial energy that is so frequently associated with Portland. MORNING

An area known for its easy walkability and interesting shops, the sidewalks of Mississippi are often spilling over with pedestrians and their furry counterparts. Getting an early start will allow you to bypass some of this congestion and enjoy the magic effect that morning stillness has on one of Portland’s most charming avenues. In doing so, you’ll also get first dibs on the neighborhoods’ competitive brunch scene, consisting of Gravy, Interurban, Miss Delta and Radar, which draw crowds so sizeable, they’ve been spoofed on Portlandia. For something more lowkey, stop off for a coffee and snack from Fresh Pot Coffee, Jory or Blue Star Donuts.

If you plan your trip just right, you should aim to finish your breakfast around 10 am, when local establishments like the modern, arts inspirited children’s boutique Black Wagon idyllic Pistil Nursery, eccentric Sunlan Lighting and community-focused ReBuilding Center are just opening doors their doors to the public.

AFTERNOON

As you finish exploring the storefronts of Mississippi Avenue, begin to head south along the strip toward Fremont Street. Along the way, you’ll also pass local breweries including Stormbreaker Brewing and Ecliptic. Both areas offer indoor and outdoor seating, providing an ample canvas to while away the afternoon. Turning left from Mississippi Avenue on to Fremont, you’ll head east to Boise’s other shining star, the Williams neighborhood. You’ll pass local institutions Spin Laundry Lounge – Portland’s hippest boozy laundromat, Grand Central Bakery, and Boise-Eliot Elementary.

Reaching Williams, you’ll find another bustling strip of restaurants, shops and bars. The area draws influence from its creative residents, integrating artistic touches alongside the existing history and new developments, as pictured below.

Some shopping highlights include the immaculate In God We Trust women’s retailer, ink & peat lifestyle boutique, Lark Press and Queen Bee Creations. Give your wallet a break at Dawson Park, where you can enjoy high-reaching maples and local events. Across the street from the park, you can find the delightfully painted and long-standing Immaculate Heart Catholic Church, which was established in 1887.

EVENING

Tired yet? Us too. You’ve done a lot of exploring and deserve some time to relax. We can’t think of a more deluxe place to unwind than Tasty N Son’s. Something of a local legend, Tasty N Son’s manages to accomplish the impossible by actuallyliving up to the hype. Other great nearby dining options include The People’s Pigand XLB. After dinner, it’s time to wrap things up in Williams.

LATE NIGHT

Yes, a quiet walk along the avenue is a dreamy morning activity; however, nighttime is an equally exhilarating time in Portland’s Boie neighborhood. Along Mississippi, people filter in and out of the area’s bars. There are a lotof them here, so regardless of your scene, Mississippi will likely offer a bar that’s well-suited to your taste. Some local favorites are Bar Bar, which dishes up delicious burgers within the Mississippi Studios venue, Crow Bar, The Rambler and Sidecar. Moloko is especially fun for small groups. Surrounded by an expansive selection of populated fish tanks, you can easily make an activity out finding your aquatic doppelgänger!

There’s so much to explore within this popular district that very little direction is actually required to have a great day in Mississippi and Williams, but the above activities are some of our time-tested favorites. What attractions draw you to Portland’s Boise neighborhood?

Back to School Lunch!

There’s been a lot of commotion around developing habits of tidiness. The proclaimed Queen of Tidying Up, Marie Kondo, has even dubbed the practice as “life-changing magic.” It’s a bold claim, of course. But when we take a moment to evaluate the impact of tidy living, we find there are several improvements which result from creating a well-maintained space. With benefits including peace of mind and increased opportunities for socialization, tidying up may be the most underrated form of self-care.

Medical researchers and mental health professionals have long understood the impact of your personal environment on your mental well-being. Once your space is in a manageable, it’ll be much easier to identify items out of place or areas in need of attention. Get in the habit of putting your clothes away each day and wiping down the heavily used surfaces in your primary living space.

 

  1. Make it a date. So you let a few days slip, and you need to get back on track. GREAT! This is the perfect reason to set aside an evening for yourself. Open a bottle of wine, play your favorite album or podcast and get to it. We recommend setting aside at least twice the amount of time you anticipate spending. Curb Appeal Vol. 6: The Housing Market in Portland’s Sabin Neighborhood

The Market in Focus: The Impact of Automation and Big Data on Mortgage Underwriting

It’s hard to believe that 2008 was 10 years ago. Portland home values have risen dramatically since then and our real estate market is robust. In the mortgage industry, we are still dealing with the fallout from the bubble of the early 2000s, but the recent wave of new financial technology is showcasing the impact of automation and big data on mortgage underwriting

When default rates rose, investors (and Fannie Mae) rightly reexamined loans in their portfolios for fraud and errors. If they could document fraud or underwriting mistakes, they could force the lender to buy the mortgage loan back and avoid taking a loss themselves. Fraud, such as falsified income or asset documentation, was rare, but underwriting errors were more common. The error could be inaccurately calculated qualifying income, or something as simple as a mistyped street address on the appraisal. In difficult times, investors were looking for any reason to avoid a potential loss. This led to significant losses for lenders and structural changes in how loans were underwritten.

Changes in underwriting

If you took out a mortgage in 2010, you know the result – incredible scrutiny and conservatism. As lenders sought to eliminate errors and outright fraud, multiple levels of re-checking were introduced. Underwriters were verifying the source of $100 deposits, asking for multiple explanation letters – this often led to long loan processing times and missed closing dates. For the lenders, it led to dramatically higher costs. The extra people required to meet new regulatory requirements and avoid buybacks increased costs of production by up to 50%.

Income, assets and credit are relatively easy to quantify, and fewer of the buybacks were related to problems in that area. Appraisals involve more judgment on the part of the appraiser and are more of a gray area. Lenders have less control over the appraisal process and were naturally concerned about exposure in another downturn. Fannie Mae and other investors fear overvaluations and errors that could lead to more losses in another downturn.

Big data to the rescue

Beginning in 2010, FNMA introduced a uniform data set for appraisals, allowing them to build a super database of property sales. From here, we began to see the the impact of automation and big data on mortgage underwriting processes. Every Fannie Mae loan’s appraisal becomes a part of this data set. Their automated system, Collateral Underwriter, is an audit checker that reconciles individual appraisals to the data set and checks it for validity and potential errors. Once the appraisal has been through this filter successfully, the lender is no longer responsible for the appraisal’s accuracy. In essence, FNMA is validating the appraisal to reduce their own risk, and the lender gets relief from future liability.

Beginning in 2016, Fannie Mae introduced a system for direct verification of income and assets. Rather than getting the income and asset information from the borrower and then validating it, FNMA now offers a system of automated income and asset validation. The borrowers’ employment and asset information are input and through Fannie’s automated underwriting process, employment and assets are verified directly with the employer and bank. This is the basis of Rocket MortgageTMand other automated systems. Currently, the system will only work on a small percentage of mortgage applications. Not all employers subscribe to the employment database FNMA uses and not all banks offer direct verification. There’s also some consumer resistance (due to privacy issues) to allowing lenders to gather information from buyers’ employers and banks directly.

For now, most mortgages are closed with direct, personal involvement of underwriters, document drawers and quality control personnel. While limited data access has prevented a sea change in the mortgage process, most lenders utilize automated validation systems to reduce fraud, errors, cost and expense. These processes are mostly invisible to borrowers, but do contribute to a smoother, quicker loan process. Will we see a time when all data is aggregated electronically and mortgages close in two weeks? Probably not – the history of the mortgage business is one of pendular changes between efficiency and losses. We’re currently swinging from triple checking everything to making the process easier and cheaper. We won’t know if this is the right path until the next crash – but the impact of automation and big data on mortgage underwriting underscore the importance of transparency. For now, look forward to a smoother, quicker, more reliable process, but keep your paystubs handy, just in case.

Beginning in the late 19th century, workers immigrating from Europe and Russia settled the area in pursuit of farming and factory work. This created tight-knit communities of immigrant populations near present-day Martin Luther King Boulevard, formerly Union Avenue. Following the devastating Vanport flood, many of the 17,500 individuals left without homes sought refuge in Portland’s northeast quadrant. As one of few areas unimpacted by exclusionary redlining practices, Sabin became a haven for black families and displaced individuals. Another demographic shift occurred in the 1990s, when a new wave of homeowners began moving to the area. The Market in Focus: Interest Rates & the Portland Housing Market

It’s been an exciting 2018 so far in the stock and bond markets. The broad indices are down over 10% from their peaks. Treasury Bond and mortgage rates are at a four-year high. It may be a good time not to look at your 401k statements, but what about the effect on home prices and the Portland housing market?

Higher interest rates make homes more costly, even if prices don’t rise. The higher cost of borrowing generally slows price increases. If we looked back over the last 20 years, we’d see a general correlation between rates rising and prices stalling. Mortgage interest rates are up about .5% over the last month, and for the average Portland homebuyer that means an increase in monthly payment of about $150. That’s enough to slow appreciation down somewhat and that’s exactly what the Fed hopes to accomplish with their rate increases.

Is it the second coming of 2009? Not likely. Interestingly enough, a moderate increase in borrowing cost can slow price increases, but rarely does it dramatically slow the market. Buying a home is a serious decision and typically the largest single financial transaction a family will make. Most buyers make the decision to buy a home based on their financial prospects and choose the price based on the monthly payment. So, interest rates don’t necessarily keep folks from buying, but they do affect the price they are willing to pay. We have a growing economy with a shrinking middle class (that’s a discussion for another day) and many Americans feel confident about their jobs and prospects. That confidence is what make buyers feel comfortable about buying homes (and is much more important than interest rates in the buying decision.) We learned this during the recession. Lower interest rates and lower mortgage payments don’t bring buyers in from the sidelines if they are worried about their jobs.

As the Fed works to smooth out and proactively dampen the economic cycle, watch for a brief slowdown while buyers and sellers receive and react to rates. Once the new normal for interest rates is accepted by the Portland housing market, it’s likely we’ll see buyers continue to enter the market. Portland is a desirable destination and still affordable for many potential homebuyers. We’ll see if the rate changes are a correction or a sign of things to come. For now we expect robust sales and a healthy market balanced between buyers and sellers.
