We Wear Many Hats: Chapter 1

From an outsider’s perspective a career in real estate can seem like a dream. With HGTV cranking out series after series depicting agents showing a few houses one day, a short montage of renovation and a happy family reveal, it makes it all look so easy. With it’s flexible schedule and theoretically enormous income, what’s not to love?! Well, as with any job, there is more to being a REALTOR® than meets the eye. A truly dedicated realtor, in my mind, is far more than a salesperson. Although marketing and showing a home in it’s best light is indeed a much needed skill, a good REALTOR® is most importantly an advocate for their buyers and sellers and, as such, there is great depth to the job. All said and done, our work requires us to utilize a very diverse set of skills and this blog series lets you in on the nitty gritty of some of the less commonly acknowledged hats that we wear.

Real Estate Agent as a Project Manager:

You get what you pay for and when you opt to hire a full service realtor, such as myself,  you can anticipate to not only receive vetted contractor referrals from me, I can also be highly involved with scheduling and oversight of these contractors.

For sellers, we formulate a comprehensive and strategic plan to guide them as they prepare to list their property.  Working with the seller to execute the plan is one of my favorite hats to wear.

On the flip side, similar work is done on behalf of the buyer as they perform their due diligence on the property that they plan to purchase.  Immediately after a buyer has had an offer accepted we jump into action scheduling important inspections to ensure that our client is making a well informed decision about the physical health of the house in which they are investing. Whether or not our buyer can be there we attend all inspections of which there are generally a minimum of four. In the case of Anna and Daniel, there was a lot of work to be done when they found their charming little cottage in Creston-Kenilworth. Keeping budget and location top of mind, they decided to dive into a fixer. As is often the case with a house that has deferred maintenance, there were a number of issues found during the inspections that needed further investigation. All said and done, I organized bids and repairs with 9 different contractors over the course of their purchase. Because I love learning new things,  I truly enjoyed the process.  Learning about the inner workings of this house through thorough investigation allowed for Anna and Daniel to be well informed but I also gained knowledge that contributes to even better service for future clients. Although I consider this coordination part of my job, I often forget that not all agents are willing to take on this role with the same level of commitment, it felt oh so good when, over a champagne toast at their new home, Anna and Daniel expressed their gratitude for this behind the scenes work on their behalf. It was a great reminder that going that extra mile really does matter.

I met Meghan around 15 years ago (but who’s counting!) Meghan helped me launch my real estate career and we became fast friends. Talk about a sharp cookie – she is one of the warmest, energetic, smart and fun people I know! Fast-forward through the years: she met her now-husband, Justin (he’s equally awesome) and they have 2 beautiful children, Amelia and Tristan!

This is the second time we have worked together. I helped them buy their family starter home in Beaverton several years ago. Happily, this year they were ready to upgrade to their dream home!

The Fitzgerald’s found a gorgeous country home in North Plains with plenty of acreage, gorgeous views, room for ATV trails, a horse pasture and a tractor (which they are excited to learn how to use!). They are thrilled their kids will grow up surrounded by nature and have acres to explore. They couldn’t be happier!

And… the sweet-as-pie ending to this story is the house has a father-in-law suite for Justin’s Dad. We love helping multi-generational families find homes they can live comfortably together in. The benefit to everyone is exponential!

Make Your Own Luck

Jorge is the kind of guy that things just work out for.  I have been helping him buy and sell investment property for years and I have literally never seen him upset.  That isn’t to say that we haven’t been in some tough situations; we definitely have.  But every time I see Jorge he has a smile on his face.  He’s the kind of guy who makes his own luck.

I helped Jorge buy a house to renovate and sell a couple of months ago.  Instead of going on the market he decided to try to sell for under market value to some friends of his that needed a new home.  He customized the house for their needs and did everything in his power to make this purchase work for them.  Unfortunately, it didn’t.  Which left Jorge in the position of having to list his investment in an inferior market, just because he had been trying to be a nice guy and help someone out.  Did that stress him out?  If it did he certainly didn’t act like it.  He was nothing but smiles and positive energy as we prepped the home for market.

One day I got a phone call from someone standing outside of the property who had seen the sign in the yard.  He was really interested in taking a look.  Because I don’t represent both sides on principal I reached out to one of my amazing colleagues at Living Room and put them in touch.  A few days later we had an offer: all cash, no contingencies.  And could we please close in five days?  I presented it to Jorge.  “Sounds good.”

It turns out that this family who loved the house had had some hard times of their own.  Having this property would allow them to stay in the same school district.  It would be an amazing thing on a number of levels.  So Jorge put the intention out there of renovating this property to help a family out and that’s what he got.  What a cool experience!

 

Downsizing Texas to Portland

Everything is bigger in Texas, right?

Well that definitely includes beautiful big homes! Making the move from TX to PDX, Gary is downsizing his home and “up-sizing” his time with family.

This month, I had the pleasure of working with Gary from Texas and his kids. Together we found a beautiful home for him here in Gresham. Relocating from Houston, he was ready to make a move and the Portland area was an easy choice. In his sweet 50’s ranch with mature trees and landscaping, Gary will be close to friends and family. Zack, Sarah, and Jeremy, his son, daughter and her husband, all live less than 25 minutes from his new home. He also has ties to Tualatin, Lake Oswego, and more cities with friends and relatives throughout the PNW!

Buying a home sight unseen is a big deal.

Gary had his family here to be his “eyes on the ground” who knew what he’d like. I toured homes with them, and took lots of detailed video tours before we found this house. I knew it was the right one when I learned that the Gary had been referring to it as the house with the “happy tile”.

Gary was not in a hurry to buy and move. He was able to offer a 3 week rent-back to the seller so she could stay after closing. While we offered under-asking, this was a key term that helped us seal the deal. The seller of Gary’s new home was waiting for the owners of her new home to move as she had given them a rent-back period as well. With all of us making accomodations for the next person, we found terms and a price that worked. Even though he was out of state, we had a smooth and pleasant transaction. I took care of the details of the sale, logistics of a sewer line replacement, and attended all inspections with his kids. Then Gary, provided with detailed inspection reports, videos, and family input, made all the decisions. It worked great and he got a good deal on a great home.

I am so thrilled to hand over keys in a few weeks!

It will not only be the first time he sees his new home, but it will be the first time we meet in person! I know we’ll get along great though. Gary is a fellow foodie, and I’m looking forward to celebrating over dinner with the family at one of Portland’s amazing restaurants. Congrats Gary!

Three Reasons the Holidays are a Great Time to Sell Your House

Between planning your Thanksgiving meal and making a holiday shopping list, it may seem like a bad idea to list your house. However, many buyers are eager to look for a new house during the holidays, and they are often motivated to close quickly. We’ve outline three top reasons the holidays are a great time to sell a house.

 

1. Less Competition

Most people who planned ahead to sell their house in 2018 have sold during the previous spring and summer. That means there’s less competition for people selling their house at the end of the year in November and December. It’s a great time for a new listing.

 

2.  People are Actively Shopping for a New House

Every year we sell a lot of real estate in the last few months of the year! That’s because people are out there shopping! We have a few theories about why people are shopping for houses in November and December:

  • People have settled into their autumn routine. In September and October there’s less bandwidth for real estate. People are focused on their school and work routine. By November, people are settled and antsy to buy if they haven’t purchased a new home yet.
  • Thanksgiving weekend families are out shopping. It’s like the Black Friday shopping fever has extended to real estate. Time and again we sell real estate Thanksgiving weekend. People are happy and fed, and want to go on house tours. With extended family in town, they often want to get a second opinion on homes. A house tour really becomes a family affair, and that energy can translate into closing quickly.
  • Families are willing to change schools in the New Year. Parents tend to be concerned about putting their kids in a new school mid-October, but the winter holiday marks a major break in the school year. Many parents feel that the New Year will be an easier time to make the change for their kids.

 

3. Investors Have a Deadline: December 31

Many investors who want to buy in 2018 need to do it by December 31 for tax purposes. These investors are actively shopping and they have cash to spend. It’s a great opportunity to close quickly on the sale of your house.

Drew & Jackie Move Back to This Side of the Pond!

I think a lot of us can agree that a big part of what we love about Portland is the abundance of high-quality food and amazing restaurants, and I am no exception. As much as I enjoy cooking, I also love dining out and even more than that, I LOVE introducing my favorite people to my favorite restaurants! And for this reason, I am thrilled to have been referred to Jackie and Drew, Portland’s newest foodies!

Originally from the East Coast, Drew and Jackie are relocating to Portland from Europe where they have been living and working for almost a decade. All in all, they were decisive clients and we quickly got them into contract on a well crafted, newer home in NE Portland. On the day of their home inspection, we decided to debrief over lunch at Tamale Boy on Dekum. The meal was amazing (!) and inspired us to start talking about our favorite restaurants and I quickly realized they are definitely moving to the right place!

My favorite restaurants to introduce people to are: Xico, Tusk, Arrosto, Firehouse, Shalom Y’All and Jacqueline. Looking forward to dining out with Jackie and Drew!

What’s my List Price? How to hit a moving target

In today’s Portland housing market, home prices are increasing at a slower pace (3.7%) than they have over the last eight years (6-7%). However, they are still are above historical norms. Low supply of listed homes and high demand from buyers has pushed prices to rise rapidly.

In the mind of the homeowner, annual home price appreciation over 6% has become the new normal. This becomes a challenge when a homeowner looks to refinance or sell their home, as the expectation of what the homeowner believes the home should be worth does not always line up with the bank’s appraisal.

Every month, the Home Price Perception Index (HPPI) measures the disparity between what a homeowner seeking to refinance their home believes their house is worth and what an appraiser’s evaluation of that same home is.

Over the last five months, the gap between the homeowner’s opinion and the bank’s appraisal has widened to -0.78%. This is important for homeowners to note, as even a 0.78% difference in appraisal can mean thousands of dollars that a buyer or seller would have to come up with at closing (depending on the price of the home).

The chart below illustrates the changes in home price estimates over the last 12 months.

While the appraisal gap widens, another trend is also becoming more common.

According to realtor.com, “the share of homes which had their prices cut increased by 2% compared to last year”. Thirty-seven out of the 50 largest US housing markets saw an increase in overall price reductions. Earlier this year, we saw over half of all Portland listings go through at least one price reduction.

In today’s market, you need an expert agent who can help price your house right from the start. Homeowners who make the mistake of overpricing their homes will eventually have to drop the price. This leaves buyers wondering if the price drop was caused by something wrong with the house. In reality, nothing is wrong- the price was just too high!

It’s Funny How Life Changes…

Over the course of a couple years Tiffany would casually reach out  with questions about a property here, a house there.  Perhaps only two or three properties in total. She had dreams of one day, someday, buying a house.  She wasn’t serious about moving from her cozy St. John’s condo in which she’d lived for over a decade. Her three closest friends lived in North Portland, and aside from a daily commute to West Linn, all was well in her housing world.

 

That changed quickly however, when, in the span of a few month,  those three friends moved away to Idaho, Vancouver and SE Portland. Although the first two locations were not viable options for Tiffany, SE Portland held great appeal, not only due to the proximity to her friend, but also on account of the drastically reduced commute time that it would guarantee. She had also, a year prior, adopted a sweet and energetic pup who longed to have a yard in which to frolic. Suddenly, Tiffany kicked her search into high gear and set out to find her own little plot in SE Portland.

 

Within a matter of weeks she identified a perfect little country house on which she placed an offer.  She won despite two other competing bids. Sadly, during inspections it was found that various pests had been gnawing on the post, floor joists, and general foundation components, compromising it’s structure. Luckily, these issues were identified in inspections and she was able to decide against taking on these issues and this house.

 

Tiffany moved on to discover an even better fit – a tidy bungalow in the Woodstock neighborhood in very close proximity to New Seasons and popular restaurants.  Although I was traveling when she found this gem, my fantastic business partner, Sean O’Feery,  was able to get her purchase underway! By the time I returned less than a week later, we were sailing quickly into inspections which turned out to be far less “buggy” than those that came before. I recently had a great experience helping one of the coolest ladies in Portland buy her first house! Cissie is sharp, kind, effortlessly cool and plays bass in a band called The Stops. She found a super cute single level ranch on a quiet street in NE Portland’s Hazelwood neighborhood with fruit trees and a big yard.

Also, because Cissie doesn’t drive, this transaction got me thinking about Portlanders who live without a car and are buying a house on a tight budget. Through the process of showing her houses and neighborhoods, I gained a lot of knowledge around which outer neighborhoods are best for car-less commuters. After working with Cissie I’m happy to report there are many great places in a modest price range with great transportation options!

Compared to most, Portland is a wonderful city to have a car-less lifestyle. The commute might be soggy from time to time, but definitely do-able. If you ask most people where a good place to live without a car in Portland might be, you might get an answer like: The Pearl or close in parts of the city. But prices are sometimes steep in those areas and competition is high. What I noticed is that parts of the Eastside as well as parts of North/Northeast Portland are perfect for public transportation and bike commuters and the price point is within reach for a lot of first time home buyers!

As a seller, you have the most control and effect over the condition of your home. Condition is one of the top factors in the marketability and sale of your home. Part of the work I do as a real estate agent is to help you prepare your home for the market by providing an extensive “Market Ready Your Home” guide. This guide helps transition your mindset from “This is my home” to “This is a product for sale.” It takes you through each area of your home and provides a checklist on what to do to get your home ready to be marketed, listed, and sold.

One part of this guide covers your home’s functional condition and things that will be addressed during disclosures and inspections. Are there things that need to be fixed? This is not the pretty fun part.

On the flip side, the majority of the guide part talks about your home’s aesthetic condition.  This is the fun part where we basically get to play dress up with your house! What can we do to make the home most appealing to today’s buyers?

Congratulations to first time home buyer Emily!!

Emily is the coolest! I met her through my assistant, Jasmine, who met her years and years ago while both of them were working hard to grow in their careers and bartending on the side. These days, both have hit their stride professionally and Emily is now an Environmental Engineer and killing it in her field! 

Emily is a laid back person, an avid bicyclist and came to us looking for a sweet little house in N Portland. She lived with roommates and loves how financially beneficial that living arrangement can be. Her list of needs was very reasonable, said she could live with any kind of imperfection in a home as long as she had a great bike commute and the house was in move in ready. Easy enough! …And maybe too easy because low and behold the SECOND house we showed her was a true gem!  The perfect size, in great condition, a garage for bike repairs and easy access to a bike path! We jumped on the opportunity and now Emily is the proud owner of a lovely home! She might even have enough space for puppy, yay!

Someday is not a day of the week

Congratulations to Julian and his family!!

They say: kind people are the best kind of people to know and and that quote reminds me of Julian. He was referred to me by my fantastic preferred lender and I’m so glad I met him! He was great to work with and I’m thrilled we could get him into the house he had his eye on. 

Julians home buying story is a simple one really… Julian saw a house for sale down the street from where he was living and he took a shot at making it his own! First things first, he went out and got pre-approved (everyone should be taking notes here! Ha!) The house was well loved although it had a few quirks. He was a very diligent buyer, kept an open mind through inspections and in the end both sides were able to see eye to eye in order to seal the deal!

The spring housing market is off to the races! The inventory of homes for sale is increasing, buyers are out in force, and interest rates have remained low, piquing the interest of buyers and sellers previously on the fence about making a move.

New research from realtor.com shows that the first week of April is actually the best time to list your house for sale! The report used “trends in median listing prices, views per property on REALTOR®.com, home price drops, median days on market, and number of listings on the market over the last three years,” to determine a ranking for every week of the year.

Listing your home in the first week of April contributes 14x more property views, 5% less competition from other home sellers, and results in the home being sold 6 days faster!

No Time Like the Present

One of the questions I get asked most often as is “When should I sell my house?” Not surprisingly, there are many factors that can play into this. Market conditions like inventory and interest rates (for buyers) will often factor into the decision, time of year, and also personal motivation. Most clients wants to get the most for their house and they want to feel good about the transaction. But who can really tell when the right time is? Over the years I’ve come to learn there really is one right time to sell, and that’s when you’ve chosen to be ready.

I first met Camille and Dirk the summer of 2017 when they contacted me about selling their house on SE 55th and Harney. They owned two lots that totaled about half an acre, home to pretty forest-like views, a sizeable barn/shed, fruiting trees, the occasional nocturnal bird of prey and one sweet sprawling ranch. They wanted to know what they needed to do to their house in order to get it sold. They also had a few personal goals before selling it. In 2017, it turned out it just wasn’t time for them yet. After several months and one or two more false starts, Camille and Dirk reached out again this summer and were ready to go. They decided to sell both lots together, we worked together to get the house ready, and honed in on the right price. After a couple of weeks on the market and one or two counter offers, they got a price they were happy with and didn’t need to make any repairs before selling. Most people think of the physical preparation needed for selling there house. Know that doing the mental prep can be just as valuable. Selling your home and moving can be right up there with changing jobs or ending a relationship as one of life’s most stressful events.

Do your homework, plan your move, hire a great real estate agent who will get you the most money, best terms, and the accepted offer that is most likely to close. Your agent will guide you through the transaction with confidence and professionalism. When you’ve chosen to be ready to make a move is the right time to make a move.

The C-Word (in Real Estate)

The C-word is showing up in more real estate conversations lately. Well actually a few c-words: Cooling. Creative. CONTINGENT.

Yes, the hot seller’s market is now cooler. Higher interest rates and feelings of market uncertainty have contributed to a slower real estate market, and it’s time to adjust expectations. Buyers have the luxury of getting a little more creative with their offers, like including contingencies, and sellers may find themselves needing to be just as creative when marketing their properties. Let’s look at this from a couple of perspectives.

Sellers: Time to start getting creative. We’re moving into a more balanced market. There are more houses for sale, which means buyers have more choices and they feel they have more time to find the perfect match. The days of selling your house for cash in 24 hours with 10 offers are gone for now.

Make sure you’re working with an experienced agent who knows your neighborhood, and can offer an educated perspetive on what to expect in the coming months. This will help appropriately price and market your house, and it will sell more quickly. If you get one, consider looking at those contingent offers. Keep in mind many of those buyers are also motivated sellers themselves. Have your agent find out if the buyers want to buy your house as much as you want to sell it, first. If you go this route, have some patience. To get the highest price and best terms in this scenario, you’ll likely need to wait it out a couple of months for them to sell their house first.

Buyers: You can get creative too! Need to sell your house before buying? Include that contingency in your offer or ask for an extended close period. Even ask for what you want, what you really, really want. Maybe after seeing many houses you’ve found your 95% dream home. Consider asking the seller to make some concessions so you can afford to make those improvements right away, or even ask if they’ll make those improvements before it closes. It can’t hurt to ask, especially if your offer is the only one on the table.

This scenario played out on a house I sold last week. The buyers found their almost perfect home that these sellers had just remodeled. But, it was missing a few things (or rooms) to work well for their family. What sealed the deal? The extra bathroom and finished living space the buyers asked to be constructed in the the basement prior to close. Not only did the sellers come through on their wish list, this sale was contingent on the buyers house selling, too. Are you still following? So why would these sellers do that? First, they remodel houses for a living so it was in their wheelhouse. Second, the buyers were willing to hand their earnest money over to the sellers before closing so they could make these personalized updates for them.  Cool clients, contingent closings, creative considerations. All c-words on this one.

The market is changing. If you’re actively in it, you know that. Selling right now? Work with your agent to ensure you’re competitive and make sure they’re working creatively to get your house sold. If you’re buying, don’t pass up that 95% dream home. Just ask for what you want. The sellers will be glad you put a thoughtful offer together.

It was fall 1994. Ellensburg, Washington. Gabrielle: What inspired you to start Jungmaven?

Gabrielle: Break down the misperceptions of hemp and why we should care about it as a sustainable product.

Robert: Hemp is not marijuana, you can’t smoke hemp and get high. Hemp has the potential to mitigate climate change by absorbing more carbon dioxide from the atmosphere than trees and other plants. Hemp has over 25,000 reported uses. It can make textiles, rope, beauty products, paper, building materials, biofuel, foods and more. It’s one of the world’s oldest crops. Remnants of hemp cloth from 8,000 B.C. were found in Mesopotamia, where it was used to make tunics and sailcloth. And for textiles it’s a natural fiber that thrives almost anywhere, with very little impact to the environment and requires no irrigation, pesticides, synthetic fertilizers or GMO seeds. Many hemp-made materials are naturally resistant to mold, mildew and insects.

Gabrielle: Why did you decide to get into housewares/linen?

Robert: We branched out to bedding just over a year ago. My first night sleeping in 100% Hemp Sheets I felt like I was King of the World protected in the most sacred of textiles. It was as if my skin was saying a thousand thank you’s for re-introducing it to an old friend. 

Gabrielle: What’s home mean to you?

Robert: Home is everything to me. It’s my energy source, it’s where I recharge, relax, nourish my soul, brainstorm ideas and entertain. I am a minimalist, preferring well lit homes with lots of open space and high ceilings and healthy Feng Shui. The USA needs more hemp homes!

Grant-ed, it took a bit of work…

But Alex & Candace were great every step of the way!!
This market definitely shows that perseverance and some elbow grease can get it done.
Alex & Candace bought this home in 2015, right in the middle of the “hot Portland market”, and maybe accepted a few too many projects that came with it due to the seller’s leverage at the time.
After a few years of putting those greased elbows to work & fixing up the home, plus completely remodeling a bathroom just in the nick of time, they were ready to move on.  Sometimes those remodeling projects and home improvements only get completed right before you sell…
Well, after all the preparations were done, and going on the market, we received two great offers right out of the gate!!  We hemmed and hawed, and discussed the merits of each offer – accepting one, and putting the other in the back up position.  After the first offer went through their inspections, negotiations turned tough, and we were unable to find a compromise.  Luckily Alex and Candace had a eager buyer waiting in the wings, and happy to move forward with the purchase!!
This time there were no issues negotiating repairs and a rent back – and Alex and Candace were able to sail smoothly to closing and moving on to their new home.

Everyone is always asking me, “When is the market going to chill out? A love hate relationship with fall

 

I have a love hate relationship with fall.

I love the bite in the air, the taste of the first rains and the immense power of the torrential downpours. But I hate wearing coats and hats. Most people love that feeling of bundling up when fall sets in, but it feel constraining to me, like I’m being pressed down into the earth by the clouds and the rains.

I love watching the leaves’ slow dance of color as the cool evenings force their transition. But I hate the constant gray smear that covers the sky, as it covers my mood, like the grief I feel over the loss of warm summer nights. Yet I love a reason to build a fire. Bright, crackling and sparking colors that match the splendor of the leaves. Mmmmm….

But life is about balance and I see those gloomy days as a necessary evil to appreciate the contrast of the bonus blue sky days. I love, love, love it when mother nature grants us a crisp, crystal clear day in the middle of fall and I remind myself that without the cool cold rains I wouldn’t get to live in this amazingly lush green place, with its amazing colors and diverse geography.

One would think that as a lifelong Oregonian I would be used to all this and merely accept it or like many people do, actually long for it, but I’ve just learned to appreciate the contrast. After all, life is often about accepting the things we cannot change and I’ve learned to accept my love hate relationship with fall.

A fine ballet; Or selling to buy new construction.

Past clients, Yoni and MJ called me up this summer after having decided they wanted to move, and they wanted NEW. We decided that the market was sufficiently flowing so that we could find a new property, write it contingent on the sale of their current home, and start the “ballet” as I call it.

Because of the nature of my specialty in ‘period-perfect’ or ‘mid-century’ home, new construction isn’t something I have a ton of experience in. We might be touring half completed homes, or just looking at spec sheets of what a home ‘should’ look like. We might have a lot of say (picking finishes or floor plans) or very little (plans and finishes complete).  It’s a different beast and the time-line is unsure — there are a dozen contractors needed to finish a job and one General Contractor to orchestrate them all. Trust in that GC is paramount, or many a sleepless night is inevitable and as much as you’d like to think a newly built house would be built to perfection, they certainly aren’t! A punchlist might be longer than the repair list on a 50 year old home!

We had a fun time shopping new homes in the SE area. There are interesting options and some dreamy sites to choose from, and everything is so clean and tidy. The family settled on one in particular that we were able to get under contract contingent on the sale of their property.  We then rushed to put their home in Brentwood-Darlington up for sale. And then the market slowed.. (I was receiving so many price reduction emails from other REALTORS®, I had to put a filter on my Gmail!)  We were hit too, and it took much longer and far more work than anticipated to find the right buyer for the seller’s home. This caused a lull and riveting intensity in our ballet — an urgency to obtain the new home the sellers dearly wanted!  Could we do it? OH the pressure! (Cue musical crescendo here!).

Alas, YES, we did find a buyer and he was incredibly easy going, the timeline couldn’t be more perfect if we could just make it stick.  The next act in our ballet was reviving the purchase of our new construction home — including inspection, repair addendum/punch list and a TON of completion work for the GC of that property, all running concurrently with the inspection and repair negotiation and repair completion of the seller’s current home! (Imagine Swan Lake when all the swans are busy flitting about).

Every step needed to hit perfectly:  I fretted, I planned contingencies, I texted and bothered everyone at wee hours in the morning!  One house needed to close within days to fund the other (enter: Title and Lender/Underwriting), the sellers needed rent back (but how much?), all work needed to be completed before possession (stage left: GC and his minions, stage right: my clients and our bevy of contractors)!

Every dancer had to play their part or chaos would ensue. And instead, (cue a relaxing music that lulls the audience into a peaceful sleep) the sellers moved into their new home on time, the buyer took possession of his home as expected, nobody was homeless, everyone was happy! Luckily, only the new refrigerator was delayed!!

Fall Back… in Love with Color

We’ve fallen headfirst into fall, people. Happy Daylight Saving! (??) It’s hard to believe we are just a few weeks away from the hustle of the holiday season; I’m looking forward to hosting our annual Thanksgiving Day feast and am always open for new recipe recommendations, wink wink.

I’m also ready to do a little something at my house to give it a fresh new look in time for the holidays. We’re going to be doing a full bathroom remodel eventually (add another sink, change up tile, storage — key words: 3 boys + me in 1 bathroom), but I’m going to start with a new paint color. And whenever I need help with color, I reach out to my friend Kristin Van Buskirk. She’s not only a talented designer and color expert, she opened a local favorite shop, Woonwinkel.

The Artist Within – My Best Friend’s Home

Erin and I met in art class in 1992. Since then, our paths have ran parallel, diverted, crossed, and have come back together time and again. We have lived in California, New York, Washington and Oregon. I cannot count the number of actual houses, apartments, or communes Erin and I have lived in during our 26 years of friendship, but for the past 12 years, we have both called Portland home.

Since purchasing her first house in 2013, Erin lovingly updated and restored her 1912 one bedroom Arbor Lodge home. As an artist, the home became one of Erin’s many canvases and artistic expressions. Most notably, the walls. Erin meticulously peeled back various layers of wallpaper to reveal the story of the home and the many lives it contained in the past 106 years. When Erin decided to sell her home, she wanted the next owner to love it’s character as much as she did so we left them as is. We did not paint the walls or cover them up. Instead, we highlighted this unique feature not seen or duplicated anywhere else. Erin’s basement housed her artist studio complete with paintings in process and years of overrun paint down the walls and on the studio floor. Her two car garage housed her massive flat file of artwork, a kiln and a wheel. Add to that, the custom designed and built trellis draped with wisteria framing the entire front of the house, the garden full of heirloom roses, lilies, two flowering dogwoods, and a plant and rock garden with native plants, and a massive vegetable garden. The entire home was Erin’s art. I knew someone would love it just the way it was. 

Discovering the story of a home, highlighting it’s most unique features, and targeting who would appreciate it is one of my favorite parts of my job. During the open house, I explained to everyone who came through the story of the artist who lived there and how she found the beauty in the torn, revealing layers of the homes history. I talked to them about the love and care she put into the house to make it her home. After the open house, we received four offers, every one of them included letters expressing their love for what Erin had done with the walls, the massive garden she had created, and the artistic expression and feel of her home.

3 Reasons Why Most FSBOs Fail

Do you really save money by cutting out the commissions?

In the age of Zillow and Redfin, who really needs an agent anyways. After all, it can’t be that hard to take photos and put a sign in the yard. We can save ourselves 6 percent in commissions if we just market the home ourselves. 

Most of us have heard the mythical reasons that FSBOs attempt to sell their home without an agent. Very few are successful and many fail and learn how tough it is to sell a home for market value. For many, the sale of their home is their largest transaction. It’s like calling up your surgeon and saying “Hey, I appreciate the consult but I was thinking I would do the surgery myself. You know, to save on the costs.”

Still, a 2017 study showed that about 36 percent of FSBOs try to sell their homes without an agent. Interestingly enough, many hit roadblocks and eventually hire an agent. Of all the FSBO attempts, only 11 percent of sellers successfully complete the transaction.

Why sell your largest asset without the guidance of a professional?

Diving deeper, Zillow research that without an agent, sellers think they will

  • Save money (57%)
  • Save time (36%)
  • Know their home better than any agent could (27%)

Let’s look into the reasons by FSBO’s fail on their own.

 

1) EMOTIONS GET IN THE WAY

How would you feel if you got a low ball offer on your home? Many FBSO’s have a hard time separating their emotion from the transaction. They are easily insulted by buyers offers. Having an agent, creates a barrier between the buyer and seller, which allows for objectivity in reviewing offers that come in. Agents can use feedback from buyers constructively, while hearing your home smells bad, puts the seller directly the line of fire. Many brokers know that going up against a FSBO is often a great way to get a buyer client a good deal.

 

2) THEY SET THEMSELVES UP FOR LEGAL LIABILITY

Many sellers are so focused on saving money on the commissions, they do not factor in the cost of legal liability they are taking on by representing themselves. We are all humans and we all make mistakes… One slip up on the advertising, such as stating “wood floors” when in actuality the floors are wood veneer, could be a very costly mistake.  More than likely, the seller would be responsible for paying the difference, or worse, for replacing all the flooring to hard wood. So much for saving on commissions!

As brokers, we have errors and omissions insurance to cover our mistakes. And given our experience, we are less likely to make them in the first place. In a litigious society, more than 6% can easily fill the pockets of a persuasive attorney.

 

3) FBSOs SELL FOR LESS!

Perhaps the greatest reason of all to list with a professional is that your home will sell for more! A 2017 National Association of REALTORS® Profile of Home Buyers and Sellers uncovered that 8% of sellers were FSBOs. The typical FSBO home sold for $190,000, while the same type of home listed with a broker sold for $249,000!

Furthermore, another 2017 study released by automation valuation model (AVM) found that homes sold by REALTORS® and homes sold by owners netted the same amount. The difference was the seller had to do all the work and have all the headaches.

5 Ways Rising Interest Rates Will Impact You

The federal reserve recently raised the prime rates again this week with the intention to make several more in the coming 12 months.

 

This is how it will impact you…

 

1) Sellers who wait to list may have to wait to sell

We are quickly moving from a seller’s market, where inventory is low and buyers are making multiple offers, to a different market. As interest rates rise, buyers lose purchasing power and demand slows. Soon, sellers are competing for the buyers left standing. It is a balanced market when we have 6 months of inventory on the market. As homes sit on market, costs increase for sellers awaiting offers.

 

2) Avoid new construction, focus on move-in ready homes

Waiting for your dream house to be built may for the same price as a resale is an attractive deal. However, while you are busy selecting countertops, a rising interest rate may push that dream home out of your price range. You cannot lock an interest rate more than 60 days before the home is ready to close, so any delays in construction to be devastating.

 

3) Waiting a few months to buy may mean waiting a few years to own

For every 1% interest rate increase, buyers lose 10% buying power. If you qualified for $300,000 at 4.5%, then at 5.5%, you will qualify for $270,000. Buyers that are right on the margin of qualification may be pushed out due to set Debt to Income ratios for mortgage qualification.

 

4) Paying for an interest rate is worth considering

If you are right on the margin of what you can afford, then buying points to lower your interest rate may be a good idea. Rates are expected to rise to 6% by end of 2019.

 

5) Appreciation will slow as the market balances

Portland has seen year over year appreciation in the 5%-12% range, depending on the neighborhood. Playing catch up with sister cities such as San Francisco and Seattle, has made Portland a very hot market. Sellers truly begin to lose in this situation because as interest rates rise, number of qualified buyers decrease, and appreciation slows. In the end, they have a house that is difficult to sell and the yield grows smaller the longer they wait to do so.

Multiple Offers On Murry Hill!

A bidding war was in full effect on this wonderfully renovated home in Murry Hill, it reminded me of days of the past.

Not often in the current market are agents having to tell clients they have a few hours to make a decision on writing an offer on a property. In this case, it was less than six hours to be exact.

My clients and I arrived at this property located in the Murry Hill Neighborhood of Beaverton on a Saturday during an open house. The open house was packed with potential buyers! After touring around the home it was quick to see it had been full renovated. No surface was untouched in the inside and the exterior was nicely buttoned up with new paint, windows, and presidential roofing! All packaged up with great schools, cute street, and fantastic backyard for entertaining.

Once the decision had been made to write an offer, my clients and I quickly discussed terms. I then contacted the agent to see what perhaps the seller was looking for in an offer. This helps to give the buyers a more competitive edge in multiple offer situation. Turns out the sellers needed a bit of flexibility with timing and of course price, it always comes down to price! With this information we wrote an offer to appease the sellers needs and hopefully move forward into contract.

Within twenty-four hours we had toured this amazing home, wrote an offer, and had to wait till the next morning to get a response. The sellers responded with a small counter-offer to a couple terms and with that, my clients had an accepted offer on this fantastic property in Murry Hill! YES!!

Multiple offer situations can be so stressful, but can be so rewarding if everyone puts their best foot forward. Congratulations to my clients on the purchase of this fantastic home in located in Murry Hill 🙂
